TOKİ has put a total of 20 thousand houses in 64 provinces on sale through a no-lottery open sale method. In this campaign, which will be conducted based on application priority, citizens will be able to purchase the house they want without waiting for a lottery. The distribution by province of the houses put on sale from Ankara to Bursa, from Hatay to Malatya, has also been clarified. Here is the list of houses to be put on sale by neighborhood.
The Housing Development Administration (TOKİ) under the Ministry of Environment, Urbanization and Climate Change has launched an open sales campaign for a total of 20 thousand housing units in 64 provinces, 5 of which are in the earthquake zone. The most striking detail of the campaign is that sales will be made without a lottery and based on application priority.
HERE IS THE FULL NEIGHBORHOOD-BY-NEIGHBORHOOD LIST
A detailed list of which provinces, districts, and neighborhoods the 20 thousand housing units put up for sale by TOKİ are located in has also been published. The addresses of the housing units in projects across 64 provinces, primarily Ankara, Bursa, Hatay, Malatya, and Kahramanmaraş, have been listed neighborhood by neighborhood, and citizens can review the projects they prefer on the lists announced by TOKİ. The neighborhoods where the projects are located, housing types, and the number of independent sections put up for sale have also been announced one by one.
WHEN WILL SALES START?
TOKİ's open sales campaign will start on June 15 and continue until July 17.
Sales transactions will be carried out through Türkiye Halk Bankası AŞ and T.C. Ziraat Bankası AŞ. Sales prices of the houses and project-based details will be announced through bank branches and TOKİ's official website.
WHO CAN APPLY?
Citizens of the Republic of Turkey who have completed the age of 18 can benefit from the campaign.
There must be no independent housing registered under the applicant and their spouse's name. Additionally, it will be required that the applicants have not previously purchased a house from TOKİ.
If it is determined that these conditions are not met, the real estate sales contract will be terminated.
NO LOTTERY DRAW OR APPLICATION FEE
One of the most notable aspects of the campaign is that there will be no lottery draw.
TOKİ will offer the houses for sale through the open sales method. Citizens can process for the house they have chosen at banks without paying any application fee. Purchasing transactions will be carried out based on application priority.
Additionally, there is no residency requirement in the campaign. Citizens can purchase a house from any of the 64 provinces where projects are located.
THREE DIFFERENT PAYMENT OPTIONS WILL BE OFFERED
TOKİ will offer citizens three different payment models.
A 25 percent discount will be applied on the house sales price for cash purchases.
In the second option, those paying a 50 percent down payment will be provided with a 72-month installment plan and an 8 percent discount opportunity.
The third model involves a 25 percent down payment, a 25 percent interim payment after 12 months, and the remaining amount can be paid in 60 monthly installments.
HOW WILL INSTALLMENTS BE DETERMINED?
The debt balance and monthly installments will be updated twice a year, in January and July.
When determining the increase rate, the civil servant salary increase rate will be taken as basis and applied in a way not exceeding the CPI rate.
The first installment payment will start the month following the signing of the contract. The first 6-month periodic increase will be applied as of January 2027.
NO INCOME CONDITION
No income condition will be sought for applying to the campaign.
In this respect, the campaign aims for a broad segment of citizens to become homeowners.
HOUSE SIZES AND DELIVERY PROCESS
In the projects put up for sale, there will be 2+1 and 3+1 apartment options. Citizens can purchase houses of the preferred size.
Some of the projects will be delivered immediately. For houses not delivered immediately, delivery is planned within a maximum of 48 months from the contract date.
IN WHICH PROVINCES WILL THE HOUSES BE PUT UP FOR SALE?
Within the scope of the campaign, 2,062 houses in Ankara, 2,190 in Bursa, 1,238 in Hatay, 1,073 in Kahramanmaraş, 1,000 in Malatya, and 998 in Konya will be put up for sale.
684 houses in Samsun, 588 in Batman, 565 in Eskişehir, 452 in Mardin, 433 in Kocaeli, and 424 in Tekirdağ will be offered for sale.
In total, approximately 20 thousand houses will be made available to citizens in 64 provinces.
Istanbul is not among the provinces where house sales will take place.
1-YEAR CONDITION FOR TRANSFER RIGHT
According to the statement made by TOKİ, house buyers can transfer their rights arising from the contract to third parties 1 year after the house delivery.
Only one house will be sold per household name, and the same person will not be allowed to purchase more than one house.
