The relationship between tenants and landlords has turned into chaos. Both parties, complaining about the high cost of living and rising prices, frequently come face to face regarding rent increases. While tenants are unhappy about the rise in rent prices, landlords, who feel victimized by the previously implemented 25% rent increase cap, lament that they cannot evict their former tenants or increase the rent as much as they wish. THE NUMBER OF EVICTION LAWSUITS HAS INCREASEDDuring this process, landlords and tenants often find themselves in court. The number of eviction lawsuits has significantly increased. Adnan Yeşiltaş, the President of the Istanbul Real Estate Consultants, stated in an interview with Show News that it is not possible to evict tenants within an average period of 4 years. This situation has led landlords to seek ways and methods to secure themselves. THE "ANNUAL RENTAL" MODELOne of those methods is the "annual rental" model. Rent negotiations, lawsuits, mediators... Landlords who do not want to deal with this process have now started looking for tenants for one or two years. Landlords want their tenants to vacate the property as soon as the year is up. THE TENANT LEAVES WHEN THE YEAR IS UPLandlords who add this clause to rental agreements are able to rent their properties at a higher price to new tenants once the current tenant's year is up. While deposits, real estate agent fees, and moving costs are exorbitantly high, the one-year condition is making it even more difficult for tenants. WHO IS RENTING A HOUSE FOR ONE YEAR?In response to the question of who is accepting to rent houses for one year, Yeşiltaş stated, "A newly appointed teacher, civil servant, or nurse has to accept it. Students also have to accept it."
