The Housing Price Index increased by 3.7% month-on-month and 27.7% year-on-year in January. Housing prices decreased in real terms by 2.3% compared to the same period of the previous year. According to the data, the highest annual increase in January was observed in Bingöl at 34.2%, while the lowest annual increase was in Edirne at 18.2%.

The Central Bank of the Republic of Turkey announced the Housing Price Index (HPI) and New Tenant Rent Index (NTRI) data for January.

REAL DECLINE IN HOUSING PRICES CONTINUES

Accordingly, the HPI, calculated to track price changes of housing in Turkey adjusted for quality effects, increased by 3.7% in January compared to the previous month, reaching a level of 211.8. The HPI, which increased by 27.7% compared to the same month of the previous year, decreased by 2.3% in real terms during the same period.

MONTHLY INCREASE IN 3 MAJOR CITIES

In the three major cities, housing prices recorded an increase on a monthly basis in January. Accordingly, the monthly increase was 3.1% in Istanbul, 3.5% in Ankara, and 3.7% in Izmir. The annual change rates were 28.7% in Istanbul, 31.7% in Ankara, and 29.0% in Izmir.

HIGHEST ANNUAL INCREASE IN BINGÖL, LOWEST IN EDİRNE

According to the Statistical Region Units Classification, when examining the annual changes in housing price indices of the regions, the highest annual increase in January was observed in the Bingöl, Elazığ, Malatya, Tunceli, Van, Bitlis, Hakkari, and Muş region at 34.2%, while the lowest annual increase was recorded in the Edirne, Kırklareli, and Tekirdağ region at 18.2%.

NEW TENANT RENT INDEX INCREASED BY 3.5% IN JANUARY

The NTRI, which increased by 3.5% in January compared to the previous month, increased nominally by 34.2% compared to the same month of the previous year, and increased by 2.7% in real terms. During this period, the NTRI increased by 3.9% in Istanbul, 3.5% in Ankara, and 4.7% in Izmir on a monthly basis. The annual change rates were 38.1% in Istanbul, 36.9% in Ankara, and 38.5% in Izmir.

When examining the annual changes in the New Tenant Rent Index of the regions according to the Statistical Region Units Classification, the highest annual increase in January was observed in the Izmir region at 38.5%, while the lowest annual increase was recorded in the Hatay, Kahramanmaraş, and Osmaniye region at 19.5%.
