After the announcement of the YKS results, the search for housing and dormitories among students has also accelerated. In Istanbul, private dormitory fees range from 17,000 TL to 58,000 TL. Students who want to move out are either forced to find a roommate or prefer neighborhoods that are far from the campus. Real estate agents indicate that the expected intensity in the demand for student housing has not materialized this year.

With the announcement of the Higher Education Institutions Exam (YKS) results, university students have started the rush to find dormitories and houses.
While accommodation costs in Istanbul vary from district to district, some students prefer private or state dormitories, while others are looking for rental houses. In central districts of Istanbul and neighborhoods close to university campuses, rents range from 25,000 lira to 35,000 lira. Although prices in dormitories are more affordable compared to rental houses, a price increase is also observed in private dormitories compared to 2024.
PRICES IN PRIVATE DORMITORIES START FROM 17,000 LIRA AND GO UP TO 58,000 LIRA In the 2024-2025 academic year, fees in private dormitories range from 12,000 lira to 22,000 lira, while in the 2025-2026 academic year, they range from 17,000 lira to 58,000 lira. Private dormitories offer options from single rooms to six-person rooms, and prices vary from district to district. In Şişli, dormitory fees range from an average of 12,000 lira to 58,000 lira, while in Bakırköy, they range from 17,000 lira to 23,000 lira, and in Üsküdar, they range from 12,000 lira to 25,000 lira. In Avcılar, it is possible to find private dormitories for monthly fees ranging from 12,500 lira to 15,000 lira. In state dormitories, last year, the dormitory fees set by the Credit and Dormitories Institution under the Ministry of Youth and Sports ranged from 517 lira to 855 lira, and this year's prices are expected to be announced at the end of August.
"WE CURRENTLY HAVE 50% OCCUPANCY" The General Manager of the private student dormitory in Şişli, Ferah Tan, stated, "Our monthly fee for single rooms is 35,000 lira. For double rooms, it is around 28,000 lira. We have options for 4-person and 6-person rooms as well. The prices for these also vary between 17,000 and 24,000 lira. As of yesterday, you know that preferences were announced. Following that, students and their parents started to call intensively. The occupancy rate is starting to rise significantly. Because, as I said, preferences were announced. There are people calling. Some have started coming to Istanbul. Because students from nearby areas, such as Sakarya and Bursa, are coming and continuing to fill up. Currently, we have 50% occupancy. There is not a huge gap. Because we are an institution that tries to keep prices quite minimal. Especially since we work with a focus on parents and students, our working policy is in this direction, so we keep it a bit lower," she said.
"IT IS POSSIBLE TO FIND CHEAP HOUSES" Nizameddin Aşa, the Chairman of the Istanbul Real Estate Agents Association, states that there are various prices and suitable houses for students throughout Istanbul. Aşa said, "The district most preferred by students is Beşiktaş. Neighborhoods like Beşiktaş, Şişli, Fatih, and Kadıköy are currently the areas where student demand is intense. In these districts, the rental price for a two-room, living room, 70-80 square meter house ranges from 25,000 to 35,000 lira. As we mentioned, this can vary. For example, the most expensive district is currently said to be Beşiktaş. There are rental houses in Beşiktaş for 2 million lira, but these are mansion or villa-type houses in Bebek, Ulus, and Etiler. It does not cover the entire district. There is currently such a misconception. It is said that there are no houses in Beşiktaş for less than 60,000 or 70,000 lira. That is not true. I can say for sure. Today, it is possible to find houses for 25,000, 30,000, or 35,000 lira. Similarly, the central area of Kadıköy is around 30,000 to 35,000 lira. The central areas of Bakırköy and Şişli Mecidiyeköy are similar. Fatih is a bit lower. There are currently quite a few rental houses in Fatih. A two-room, one-living room house is currently available in Fatih for around 20,000 lira. It is currently possible to find cheap houses in Avcılar as well. They can be found in these districts for between 10,000 and 20,000 lira, which are university neighborhoods. Considering transportation in Istanbul, it is possible to find more affordable houses. There has been very little demand in the past two years. But you see that there is not such a density this year either. It has been a few days since the results were announced. However, there is still not a heavy flow of students right now. This also means that we do not expect a significant new demand. Currently, Beşiktaş, Şişli, Mecidiyeköy, Bakırköy, Kadıköy, Fatih, and secondly, Avcılar are the districts and neighborhoods with the highest demand," he stated.
"THE DISTANCE TO THE UNIVERSITY IS FAR, BUT DUE TO HIGH PRICES, I WILL STILL GO HOME" Ramazan Türkoğlu, who says that his daughter has been accepted to university in Istanbul, stated, "My daughter got into university in Istanbul this year. It will start this year. You know that house and dormitory prices are very high. Therefore, even if there is a distance, she will go by transfer somehow. I live in Mecidiyeköy, and the prices are very high. Therefore, we will manage in some way; there is no other choice. The distance to the university is far, but because the prices are high, she will still go home and come back," he said.
"I AM LOOKING FOR A CHEAPER DORMITORY" Yaprak Tosun, a new university student looking for a dormitory, said, "I got into a private university in Istanbul. I looked at single dormitories in the Şişli area. The prices were between 20,000 and 40,000 lira. It's extremely expensive; we are students. Where can we get this money from? Even my family cannot afford these prices. I am currently looking for a cheaper dormitory," she said.
"WE PAY 15,000 PER PERSON, A TOTAL OF 30,000 LIRA" Samira Kayabaşı, a student who is a tenant, said, "I am a second-year student at Istanbul University. I am living in a rental house.

"The rental prices are almost the same as dormitory prices. I didn't think it would be this expensive in Istanbul. We are staying as two friends. We pay a total of 30,000 lira, which is 15,000 lira per person. I am on the Fatih side because it is close to school. But even on the Fatih side, rents are very expensive. I think there is a general crisis," he said.
