The Turkish Statistical Institute announced the housing and workplace sales statistics for April. Accordingly, housing sales to foreigners decreased by 1.1 percent compared to the same month of the previous year, totaling 1516 in April. Last month, the highest number of housing sales by nationality were made to citizens of Russia with 263, China with 110, and Iran with 100.

FIRST-HOME SALES INCREASED, SECOND-HOME DECLINED
Accordingly, the number of first-hand home sales across Turkey increased by 9.6% compared to the same month of the previous year, reaching 40,306 in April. The number of second-hand homes decreased by 0.3% in the same period, falling to 86,502. Thus, the total number of homes sold last month increased by 2.6% compared to the same month of 2025, reaching 126,808. The share of first-hand home sales in total home sales was 31.8%, while second-hand homes accounted for 68.2%.
RISE IN MORTGAGED SALES
Mortgaged home sales across Turkey increased by 40.5% compared to the same month of the previous year, totaling 25,771 in April. Other home sales decreased by 4% year-on-year in April, reaching 101,037. The share of mortgaged sales in total home sales was 20.3%, while other sales accounted for 79.7%.
In calendar-adjusted series, first-hand home sales increased by 2.9% compared to the same month of 2025 in April, while second-hand home sales decreased by 6.1%. In seasonally and calendar-adjusted series, first-hand home sales increased by 5.4% and second-hand home sales by 0.5% compared to the previous month.
MOST PURCHASED BY RUSSIAN, CHINESE, AND IRANIAN CITIZENS
Home sales to foreigners decreased by 1.1% in April compared to the same month of the previous year, reaching 1,516. The share of home sales to foreigners in total home sales for April was 1.2%. Last month, the highest number of home sales by nationality was 263 to Russian citizens, 110 to Chinese citizens, and 100 to Iranian citizens.
JANUARY-APRIL PERIOD
In the January-April period of this year, compared to the same period of the previous year, the number of first-hand home sales increased by 3.8%, reaching 147,885. The number of second-hand home sales decreased by 0.9% in the same period, totaling 328,319. Thus, the total number of homes sold in this period increased by 0.5% compared to the same period of 2025, recording 476,204.
Mortgaged home sales increased by 33.8% in the January-April period, reaching 97,047. In the four-month period of this year, other home sales decreased by 5.5%, falling to 379,157. In the same period, home sales to foreigners decreased by 11.6% compared to the January-April period of the previous year, totaling 5,681.
LATEST STATUS IN WORKPLACE SALES
The number of first-hand workplace sales across Turkey increased by 14.3% in April compared to the same month of the previous year, reaching 4,301. Second-hand workplace sales also increased by 8.7% year-on-year, rising to 11,393. Thus, the total number of workplaces sold last month increased by 10.2% compared to the same month of 2025, calculated as 15,694. Across the country, mortgaged workplace sales increased by 102.1% in April compared to the same month of the previous year, reaching 758, while other workplace sales increased by 7.7%, recording 14,936.
According to the calendar-adjusted series, first-hand workplace sales increased by 7.4% and second-hand workplace sales by 2.6% in April compared to the same month of the previous year. According to the seasonally and calendar-adjusted series, first-hand workplace sales increased by 10% and second-hand workplace sales by 8.8% compared to the previous month.
In Turkey, during the January-April period, the number of first-hand workplace sales decreased by 1.6% year-on-year to 15,513, while second-hand workplace sales also declined by 4.7% to 42,016. Thus, the total number of workplaces sold in the first four months of the year decreased by 3.9% compared to the same period of the previous year, calculated as 57,529. In the January-April period, mortgaged workplace sales increased by 73.6%, reaching 2,724. In the same period of this year, other workplace sales decreased by 6%, falling to 54,805.
