The legal deadline for the first installment of the 2026 Property Tax payments, which closely concerns millions of property owners across Turkey, ends today (June 1) at the close of business. Taxpayers who postpone their payments until tomorrow face a monthly delay penalty of 3.5 percent.

Today is the last day for the first installment of the annual property tax for citizens who own real estate such as houses, land, plots, or shops within Turkey's borders. According to the legal calendar, property owners must complete their first installment payments today to avoid penalties. All delayed payments after June 1 will incur legal interest.

3.5% LATE PAYMENT INTEREST WILL APPLY TO THOSE WHO DO NOT PAY ON TIME

Within the framework of the Ministry of Finance and relevant regulations, penalties will be imposed on taxpayers who do not pay by the announced deadline. For property owners who fail to pay their debt on time, a late payment interest of 3.5% will be added to their taxes for each month of delay. Experts warn citizens not to leave their payments until the last hours to avoid grievances and additional financial burdens.

NO NEED TO GO TO THE TELLER

Digital channels are actively serving to prevent congestion that may occur at municipal buildings for property tax payments. Citizens can quickly pay their debts using bank or credit cards via e-municipality/online payment systems on their municipality's website, e-Government gateway integrated collection screens, mobile banking, and internet banking applications.

WHO IS EXEMPT FROM PROPERTY TAX?

According to the legislation, citizens who meet certain conditions are fully exempt from property tax. The groups covered by the exemption include:

  • Housewives and unemployed individuals who prove they have no income,
  • Retirees receiving monthly payments from social security institutions,
  • Disabled citizens,
  • Veterans and widows and orphans of martyrs.

WHAT ARE THE EXEMPTION CONDITIONS?

To benefit from these rights, individuals must have only a single residence (dwelling) within Turkey's borders, and this dwelling's gross area must not exceed 200 square meters. Houses with building registration certificates obtained under the zoning peace plan are also included in this right. Taxpayers who meet the conditions simply need to apply to their municipality with a petition.

HOW IS PROPERTY TAX CALCULATED?

Property tax amounts are calculated based on the annual square meter minimum market values determined by municipalities in the region where the property is located. The market value of the property is reached by multiplying the size of the building or land by this unit value. Tax rates vary depending on whether the property is a residence, workplace, plot, or land, and whether it is located within metropolitan borders. Taxpayers can also query their current debt amount via e-Government.
