TUIK announced the housing and workplace sales statistics for January. According to the data, housing sales in the first month of 2026 decreased by 4.7% compared to the same month last year, reaching 111,480. While mortgage sales increased, 1,306 houses were sold to foreigners. The highest number of housing sales, 219, was made to Russian citizens.
The Turkish Statistical Institute (TÜİK) announced the housing and workplace sales statistics for January.
According to this, the number of first-hand houses sold across Turkey decreased by 2.1% in January compared to the same month last year, falling to 34,069, while the number of second-hand houses decreased by 5.9% to 77,411. Thus, the total number of houses sold last month was calculated as 111,480, a decrease of 4.7% compared to the same month of 2025. The share of first-hand house sales in total house sales was 30.6%, while the share of second-hand house sales was 69.4%.
MORTGAGED SALES INCREASED
The number of mortgaged house sales across Turkey increased by 15.7% in January compared to the same month last year, reaching 20,263.
Other house sales, on the other hand, decreased by 8.3% during the same period, totaling 91,217. The share of mortgaged sales in total house sales was 18.2%, while the share of other sales was 81.8%.
In seasonally and calendar-adjusted series, first-hand house sales increased by 4.2% compared to the same month of 2025, while second-hand house sales decreased by 0.1%.
In seasonally and calendar-adjusted series, first-hand house sales decreased by 6.3% and second-hand house sales decreased by 4.7% compared to the previous month.
1,306 HOUSES SOLD TO FOREIGNERS
House sales to foreigners decreased by 20.8% in January compared to the same month last year, totaling 1,306. In January, the share of house sales to foreigners in total house sales was 1.2%.
Last month, the highest number of house sales by country of nationality was made to Russian citizens with 219, followed by Iranian citizens with 118 and Ukrainian citizens with 77.
INNOVATIONS AND REVISIONS IN THE BULLETIN
In the new bulletin announced by TÜİK, in addition to housing sales statistics, workplace sales statistics have also started to be published monthly under the "housing and workplace sales statistics news bulletin".
In housing and workplace sales statistics, in addition to seasonally and calendar-adjusted series, all indicators related to these statistics have been published starting from January 2013.
On the other hand, the main indicators related to housing sales statistics have been revised up to 2013 and reflected in the news bulletin and tables, while the sales figures before and after the revision and the revision change rates were shared with the public.
NUMBER OF WORKPLACES DECREASED
The total number of workplaces sold across Turkey in January decreased by 13.2% compared to the same month last year, totaling 13,267.
Accordingly, the number of first-hand workplace sales in January decreased by 9.2% compared to the same month last year, reaching 3,444. Second-hand workplace sales decreased by 14.5% on an annual basis to 9,823.
Thus, the total number of workplaces sold last month was calculated as 13,267, a decrease of 13.2% compared to the same month of 2025.
The share of first-hand workplace sales in total workplace sales was 26%, while the share of second-hand workplace sales was 74%.
Across the country, mortgaged workplace sales increased by 73% in January compared to the same month last year, reaching 576, while other workplace sales decreased by 15.1% on an annual basis, totaling 12,691.
According to the seasonally adjusted series, first-hand workplace sales decreased by 3.4% compared to the same month last year, while second-hand workplace sales decreased by 9.5%.
According to the seasonally and calendar-adjusted series, first-hand workplace sales decreased by 12.8% and second-hand workplace sales decreased by 5.6% compared to the previous month.
