According to the data announced by the Turkish Statistical Institute, the rent increase rate to be applied in May 2026 has been determined as 32.43 percent.
The rental increase rate for May 2026 has been announced. In line with the April inflation data released by the Turkish Statistical Institute (TÜİK), the ceiling rate for rent increases has been calculated as 32.43 percent.
CPI DATA DETERMINING
The CPI increased by 4.18 percent on a monthly basis in April, while annual inflation stood at 32.37 percent. With these figures, the 12-month average CPI, which is taken as the basis for rent increases, was 32.43 percent. Accordingly, tenants of residential and commercial properties whose contracts are renewed in May can face a maximum increase of 32.43 percent.
DECLINE COMPARED TO LAST MONTH
In April, the rent increase ceiling was applied at 32.82 percent. With the rate set for May, there was a limited decrease in rent increases.
GRADUAL DECLINE IN RECENT MONTHS
Looking at the rent increase rates over the last 6 months, it is observed that the rates have gradually declined:
- October 2025: 38.36 percent
- November 2025: 37.15 percent
- December 2025: 35.91 percent
- January 2026: 34.88 percent
- February 2026: 33.98 percent
- March 2026: 33.39 percent
- April 2026: 32.82 percent
