The rent crisis in a luxury apartment in Kadıköy has been taken to court. Despite the court determining a market value of 85,000 TL, it is claimed that the tenant has only been paying 16,500 TL in rent for months. The landlord's biggest complaint is not limited to this. It has been alleged that the tenant intentionally kept the apartment messy, dirty, and poorly maintained to deter potential buyers from purchasing the property.

A dispute between the owner and the tenant of a luxury apartment located in the Acıbadem neighborhood of Kadıköy, Istanbul, has been taken to court.

PAYS 16 THOUSAND 500 LIRA FOR AN 85 THOUSAND LIRA APARTMENT

According to allegations, the tenant has been paying only 16 thousand 500 lira in rent for months for an apartment with similar features in the same building, which has a market value ranging between 85-95 thousand TL. Not stopping there, the tenant continued to show the apartment to new potential buyers at deliberately inconvenient times.

With the landlord suing the tenant, the case was brought to court. The court determined the market value of the house as 85 thousand TL, but the tenant appealed this decision. Real estate agent Nilüfer Kaz stated that the tenant's appeal has further increased the victimization, saying, "They will pay this rent for 1-2 more years, and so far they have an accumulated debt of 1 million 400 thousand lira."

Real estate agent Nilüfer Kaz mentioned that they have encountered many similar cases regarding the ongoing victimization. Despite being relatively new, the rental price of the apartment is significantly lower; therefore, the landlord has suffered both financially and morally.

Regarding the incident, Kaz stated: "Recently, there has been a serious dispute between landlords and tenants. These issues arise sometimes due to rental prices and sometimes during the sales process of the houses put up for sale. Today, we have a problem here. This is a 7-year-old building. Despite being 7 years old, the tenant is only paying 16 thousand 500 TL in rent. However, the market value determined by the court is 85 thousand lira. A tenant who moved in the same year and has the same apartment is paying 95 thousand lira by checking the regional market values without going to court. So one apartment is 95 thousand TL while another is 16 thousand 500 TL. The court decided on 85 thousand, but the tenant has also appealed. The case is currently in appeal; they will pay this rent for 1-2 more years. So far, they have an accumulated debt of 1 million 400 thousand lira. They have not yet paid their past debts and have also objected to them."

Nilüfer Kaz stated that the tenant is deliberately trying to show the apartment poorly to potential buyers coming to see the apartment for sale. Kaz claimed that the tenant is obstructing the sale of the house with various excuses to avoid leaving the apartment, saying, "Even though they are at home, they say they are not. For example, the market here is on Thursdays and is set up at the beginning of the street. The tenant gives appointments specifically on Thursdays because the awnings are closed and there is chaos here. Besides, they half-close the shutters; by closing all the windows and curtains, they want no one to buy this place. Because if someone buys it, they can naturally be evicted by court order. There is a serious obstruction to trade here. Another tenant never showed the house, and because they didn't show it, the house was bought by another tenant living in the same building for 30% less than its price. They are also in legal disputes. Of course, there are issues arising from landlords as well, but as I mentioned, there are many examples of this kind."
