According to TÜİK data, in 2025, housing sales across Turkey reached 1 million 688 thousand 910 with a 14.3% increase; with 254 thousand 777 sales occurring in December, 2025 became the year with the highest housing sales in the history of the Republic.
According to the data from the Turkish Statistical Institute (TÜİK); nationwide housing sales in Turkey were recorded as 1 million 688 thousand 910 in 2025, an increase of 14.3 percent compared to the previous year. With this figure, 2025 has been recorded as the year with the highest housing sales in the history of the Republic.
SALES EXCEEDED 254 THOUSAND IN DECEMBER
The activity in the housing market also drew attention in the last month of the year. According to TÜİK data, 254 thousand 777 houses were sold in December across Turkey. December sales showed an increase of 19.8 percent compared to the same month of the previous year.
THE HIGHEST SALES OCCURRED IN ISTANBUL
The province with the highest housing sales in 2025 was Istanbul, with 280 thousand 262 sales. Ankara followed with 152 thousand 534 housing sales, and Izmir with 96 thousand 998 sales.
PROVINCES WITH THE LOWEST HOUSING SALES
During the same period, the provinces with the lowest number of housing sales were recorded as Ardahan, Bayburt, and Hakkari. In Ardahan, 727, in Bayburt 1 thousand 251, and in Hakkari 1 thousand 559 housing sales were realized.
THE HIGHEST LEVEL IN RECENT YEARS
When examining the data for the period from 2014 to 2025, it is seen that housing sales were also high in 2020 and 2021, but the level reached in 2025 surpassed all previous years. The year 2025 stood out as a historic year in the housing market, both in terms of total annual sales and December performance.
MORTGAGED HOUSING SALES INCREASED BY 25.2 PERCENT
Nationwide mortgaged housing sales in December increased by 25.2 percent compared to the same month of the previous year, reaching 29 thousand 149. The mortgaged housing sales in 2025 increased by 49.3 percent compared to the previous year, reaching 236 thousand 668. The share of mortgaged sales in total housing sales was 11.4 percent in December and 14.0 percent in 2025. In December, 7 thousand 666; in 2025, 57 thousand 639 mortgaged housing sales were realized as first-hand.
225 THOUSAND 628 HOUSES CHANGED HANDS
Other housing sales across Turkey in December increased by 19.2 percent compared to the same month of the previous year, reaching 225 thousand 628. Other housing sales in 2025 increased by 10.1 percent compared to the previous year, reaching 1 million 452 thousand 242.
ZERO HOUSING SALES REACHED 96 THOUSAND 690
The number of first-hand housing sales across Turkey in December increased by 26.2 percent compared to the same month of the previous year, reaching 96 thousand 690. First-hand housing sales in 2025 increased by 11.6 percent compared to the previous year, reaching 540 thousand 786. The share of first-hand housing sales in total housing sales was 38.0 percent in December and 32.0 percent in 2025.
158 THOUSAND HOUSES CHANGED HANDS IN SECOND-HAND SALES
The number of second-hand housing sales across Turkey in December increased by 16.2 percent compared to the same month of the previous year, reaching 158 thousand 87. Second-hand housing sales in 2025 increased by 15.6 percent compared to the previous year, reaching 1 million 148 thousand 124.
21 THOUSAND 534 HOUSES SOLD TO FOREIGNERS IN 2025
Housing sales to foreigners decreased by 9.4 percent in 2025 compared to the previous year, reaching 21 thousand 534. The share of housing sales to foreigners in total housing sales in 2025 was 1.3 percent. The provinces with the highest number of housing sales to foreigners in 2025 were Istanbul with 7 thousand 989, Antalya with 7 thousand 118, and Mersin with 1 thousand 800.
Housing sales to foreigners in December increased by 5.1 percent compared to the same month of the previous year, reaching 2 thousand 541. In December, the share of housing sales to foreigners in total housing sales was 1.0 percent.
THE MOST SALES WERE MADE TO CITIZENS OF THE RUSSIAN FEDERATION
In 2025, the highest number of housing sales by country of nationality was made to citizens of the Russian Federation with 3 thousand 649, followed by Iran with 1 thousand 878 and Ukraine with 1 thousand 541. In December, the sales were made to citizens of the Russian Federation with 504, Iran with 232, and Ukraine with 193.
