According to the 'July 2026 Housing Value Report', the average housing sales price across Turkey reached approximately 5 million 213 thousand TL. While housing square meter prices increased nominally by 23.3 percent over the past year, the inflation-adjusted annual change was minus 6.6 percent. As of July 2026, among the 30 provinces with the highest number of housing sales, Ordu had the highest annual increase in housing square meter prices at 32.4 percent. Ordu was followed by Ankara, Kocaeli, Denizli, and Elazığ.
The 'July 2026 Housing Value Report' has been released. According to the report, the average housing price per square meter across Turkey was 41,703 TL, while the average housing sales price was 5,212,875 TL.
IMPROVEMENT IN MONTHLY REAL PRICE CHANGE
Across Turkey, housing prices per square meter rose by 23.3 percent nominally over the past year, while the inflation-adjusted annual change was minus 6.6 percent. This picture showed that housing prices continued to rise in TL terms but remained below inflation on an annual basis.
In July, prices per square meter increased by 1.9 percent nominally and 0.5 percent in real terms compared to the previous month. The monthly real change, which was minus 0.2 percent in June, became 0.5 percent in July. Thus, a limited improvement was observed in monthly real price movement. However, this single-month and limited change is not yet sufficient to say that a permanent real value increase trend has begun.
ORDU WAS THE PROVINCE WITH THE HIGHEST INCREASE IN HOUSING PRICES
As of July 2026, among the 30 provinces with the highest housing sales, Ordu had the highest annual increase in housing prices per square meter with 32.4 percent. Ordu was followed by Ankara with 28.7 percent, Kocaeli with 28.5 percent, Denizli with 27.1 percent, and Elazığ with 26.9 percent. Ordu also stood out in the inflation-adjusted annual change. While the annual real change was negative in all 30 provinces examined in June, in July, Ordu was the only province in positive territory with a real increase of 0.4 percent. Ankara and Kocaeli, with minus 2.5 percent and minus 2.6 percent respectively, were among the provinces with the most limited real value loss.
ANKARA HAD THE HIGHEST ANNUAL INCREASE AMONG THE FIVE LARGEST PROVINCES
Among Turkey's five largest provinces by population, Ankara ranked first in annual housing price per square meter increase with 28.7 percent. Ankara was followed by Istanbul with 26.5 percent, Antalya with 25.8 percent, Bursa with 21.7 percent, and İzmir with 21 percent. While the annual real change was negative in all five largest provinces, Ankara was the city with the most limited real value loss at minus 2.5 percent.
As of July 2026, among the five largest provinces, the average housing sales price per square meter was calculated as 65,078 TL in Istanbul, 55,495 TL in Antalya, 53,974 TL in İzmir, 38,674 TL in Ankara, and 36,083 TL in Bursa. The average housing sales prices were 7,158,580 TL in Istanbul, 6,476,880 TL in İzmir, 6,104,450 TL in Antalya, 5,027,620 TL in Ankara, and 4,690,790 TL in Bursa.
AVERAGE HOUSING PRICE IN ISTANBUL INCREASED BY 1.3 MILLION TL IN A YEAR
The average housing sales price in Istanbul rose from 5,864,958 TL in July 2025 to 7,158,580 TL in July 2026. Thus, the sales value of an average housing unit in Istanbul increased by 1.3 million TL nominally in one year.
MUĞLA WAS THE PROVINCE WITH THE HIGHEST HOUSING PRICE PER SQUARE METER
As of July 2026, Muğla had the highest housing sales price per square meter with 87,244 TL. Muğla was followed by Istanbul with 65,078 TL, Antalya with 55,495 TL, İzmir with 53,974 TL, and Çanakkale with 53,387 TL. Muğla also ranked first in average housing sales price, with the average housing price in the province calculated as 11,341,720 TL.
In average housing sales price, Muğla was followed by Istanbul with 7,158,580 TL, Aydın with 6,894,720 TL, İzmir with 6,476,880 TL, and Çanakkale with 6,192,892 TL.
Considering that the average housing sales price across Turkey was 5,212,875 TL, it was seen that the average housing sales value in Muğla was more than twice the Turkish average.
123,603 HOUSES WERE SOLD IN JULY
According to TÜİK data, 123,603 houses were sold across Turkey in July. Housing sales decreased by 17 percent compared to the same month of the previous year, and despite the annual decline in sales numbers, the nominal increase in housing prices continued.
Among the five largest provinces, the highest number of sales was recorded in Istanbul with 22,594 houses. Istanbul was followed by Ankara with 9,640 sales, İzmir with 6,547 sales, Antalya with 6,305 sales, and Bursa with 3,897 sales.
