One of the new addresses for families leaving the conflict-heavy border regions in Ukraine has become the village of Khrypivka in the Chernihiv region. Due to high demand, the price of detached houses, which were sold for an average of 2,000 dollars, about 96,000 Turkish liras, a few years ago, has more than doubled, and no empty houses remain for sale in the village. In houses with natural gas and water, prices have reached up to 7,000 dollars.
The internal displacement caused by the war in Ukraine has also changed the real estate market in rural areas. Village houses previously sold for two thousand dollars saw prices rise as they were snapped up.
PRICE OF $2,000 HOUSES DOUBLED
In Khrypivka, the price of detached houses, which until a few years ago sold for an average of $2,000, has more than doubled due to intense demand. Village head Oleksandr Tkachenko stated that there are no longer any empty houses for sale. The last detached house found a buyer as soon as it was put up for sale for $5,000. While prices for houses with natural gas and plumbing systems range between $5,000 and $7,000, even the simplest structures without infrastructure start at $4,000.
MUNICIPALITY BEGAN PURCHASING HOUSES
The inability to implement the state's compensation program of 500,000 hryvnias in the region due to the risk of conflict led local administrations to develop a different solution. The Horodnyanska Municipality purchased more than 20 houses for families leaving dangerous areas, using its own budget as well as external support. In this practice, ownership of the houses transfers to the municipality, while the housing administration undertakes their maintenance. Displaced families live in these houses under a rental contract for 10 years. At the end of the 10-year period, the residences are transferred to the private ownership of the families.
67 PEOPLE RESETTLED IN THE VILLAGE
Sixty-seven people from border villages of Kharkiv, Sumy, Kherson, and Chernihiv settled in Khrypivka. With the arrival of new families, the number of children in the village reached 72. Charities are supporting the renovation of old houses opened for use. Work such as insulation, window and door replacement, roof repair, and bathroom construction is being carried out in the buildings.
RENOVATION OF CHEAP HOUSE CAN BE COSTLY
A citizen named Alina, who bought and renovated an old house in the village for $8,000, also pointed out that cheap rural housing can bring significant expenses. Because the technical condition of old structures is often poor, it is necessary to allocate a substantial renovation budget in addition to the purchase price of the house. The fact that the repair process takes time is also among the factors buyers need to take into account.
WITH NO HOUSES LEFT IN THE VILLAGE, THEY TURNED TO NEIGHBORING VILLAGES
After the available properties for sale in Khrypivka were exhausted, the municipality turned to the surrounding villages. Officials seeking to create new living spaces for displaced families began purchasing empty houses in the villages of Pivnivshchyna and Konotop.
