The high inflation rate is increasing the cost of living, and recently there has been a wave of price hikes. While site fees are also affected by this wave, in Istanbul, site fees have reached 5,750.
As the demand for housing increases across Turkey, high inflation and interest rates are negatively affecting housing sales. The fact that the supply of housing is not increasing in parallel with the rising need for shelter poses a significant problem, while those who can find a home are complaining about site fees.
FEES CLOSE TO RENT PRICES
The wave of price increases experienced in Turkey in the new year has also affected site fees. While rental prices have skyrocketed, the amount of fees in sites is also close to rents. According to the latest figures, the average fee for a site in the Şişli district of Istanbul has risen to 4,900 lira. However, the current record belongs to the Beşiktaş district. The average fee for a site in Beşiktaş has surpassed all districts at 5,750 lira.
On the other hand, while Beşiktaş is at the top of the average site fees, it is also possible to see exorbitant prices throughout Istanbul. In some luxury sites, the site fee can reach 65,000 lira.
HIGH FEES AS A REASON FOR MOVING
The rate of increase in site fees for the year 2025 is far above the minimum wage increase of 30%. Some sites have increased their fees by 50%, while residents in some sites are complaining about a 300% increase in fees. Those living in Istanbul see site fees approaching the average rental prices in the city as a reason for moving.
