According to TÜİK data, the inflation rate for January was 30.65 percent year-on-year. Based on the inflation data, the rent increase rate has been redefined. Accordingly, for tenants of residential and commercial properties whose contracts are renewed in February, a maximum increase of 33.98 percent will be applied based on the 12-month average of the CPI.
According to the data from the Turkish Statistical Institute (TÜİK); in January, the Consumer Price Index (CPI) increased by 4.84%, while the annual increase was 30.65%. Based on the data, the 12-month average CPI used for rent increases for residential and commercial properties has also been determined.
FEBRUARY RENT INCREASE WAS 33.98%
This month (February), the rent for residential and commercial tenants whose lease contracts are renewed will be increased by up to 33.98% based on the 12-month average CPI. Last month, the increase rate was 34.88%.
The basic rules to be known regarding the increase for tenants and landlords are as follows:
Increases in salaries at the beginning of the year do not, by themselves, constitute a justification for rent increases. The rent can only be increased once a year at the time the contract is renewed. The rate announced by the government represents the upper limit; the landlord can make an increase below this rate but cannot exceed this limit without any court decision. Landlords who find the legal increase rate insufficient may file a rent determination lawsuit, provided they go through the mediation process for tenants who have completed five years.
EXAMPLE CALCULATIONS
Example calculations for tenants whose contracts will be renewed in February are as follows:
Current rent amount: 30,000 TL
30,000 TL x %33.98 = 10,194 TL increase
New rent amount: 40,194 TL
Thus, a tenant paying 30,000 TL in rent will have a new rent of 40,194 TL as of February.
Current rent amount: 40,000 TL
40,000 TL x %33.98 = 13,592 TL increase
New rent amount: 53,592 TL
Thus, a tenant paying 40,000 TL in rent will have a new rent amount of 53,592 TL.
