The Electronic Announcement Verification System (EİDS), implemented by the Ministry of Trade to ensure transparency in the real estate sector and prevent speculative price increases, will also cover property listings for sale starting in February, following rental housing. With the new system, approval will be required through e-Government for all types of real estate announcements.
The Electronic Advertisement Verification System (EAVS) was implemented by the Ministry to prevent consumer victimization in the real estate sector and to combat unregistered activities.
IT WILL ALSO BE MANDATORY FOR REAL ESTATE ADVERTISEMENTS
As of January 1, 2025, the system will be mandatorily applied for rental real estate advertisements. The system, which will move to its second phase, will also become mandatory for real estate advertisements for sale.
TRANSACTIONS WILL BE MADE THROUGH E-GOVERNMENT
Within the scope of the system, real estate owner citizens will authorize real estate businesses by selecting their own properties through e-Government during the advertisement submission process. This verification mechanism is expected to prevent advertisements opened by unauthorized individuals, price manipulations conducted through fake accounts, and unregistered brokerage activities.
AUTHORITY CANCELLATION CAN ALSO BE DONE FROM THE SAME SCREEN
Advertisements published with verification will include a logo or statement indicating that "authority verification has been done from EAVS." The cancellation of the authority granted by the real estate owner can also be done on the e-Government authorization screen. The duration of the authorization to be made by the real estate owner will be a minimum of three months and can be extended from the same screen.
According to the schedule determined by the Ministry, the application will be piloted in three major cities starting from February 1, with the aim of ensuring technical integration, taking necessary steps to solve problems, and improving and developing customer experience processes.
CRITICAL DATE IS FEBRUARY 15
Following the implementation in the pilot regions, the system will be activated nationwide as of February 15. With the nationwide implementation of the regulation, it will be ensured that all real estate advertisements listed on advertisement platforms match ownership information and establish a secure trading environment.
IZMIR, ANTALYA, AND SIVAS SELECTED AS PILOT REGIONS
Hacı Ali Taylan, President of the Federation of All Real Estate Consultants in Turkey, provided an assessment regarding the application. Reminding that the regulation was previously started to be applied for rental advertisements, Taylan stated, "The system brings serious order to the sector. As a federation, we have provided the necessary training to our real estate agents so far."
Taylan noted that as of February 1, the verification system will also be made mandatory for real estate advertisements for sale, stating that the application will first be used in Izmir, Antalya, and Sivas, and then throughout Turkey starting from February 15. Expressing that minor issues in the system are being addressed, Taylan added: "We have communicated our requests regarding some issues that we think are missing in the system to the necessary authorities, and we expect them to take the necessary steps. The system is seriously organizing the sector. Unauthorized real estate agents, whom we call 'foot agents,' will completely disappear. There can be many fake advertisements on advertisement platforms. The regulation also prevents such fraud. The initiation of the application for both rental and sale properties will have positive effects for both consumers and the sector."
