Unexpected increases have occurred this year in the square meter values of land and plots, which are updated every four years. The rises, especially in the central districts of Istanbul during the 2026-2029 period, have caused astonishment in the market.
UP TO 15 TIMES INCREASE IN ISTANBUL
In the popular district of Teşvikiye in Şişli, square meter prices have risen from 52,472 TL to as much as 300,000 TL, showing an increase of nearly 6 times, with some areas experiencing increases of up to 15 times. Similar significant price jumps have also been observed in other prestigious districts such as Beşiktaş, Sarıyer, Üsküdar, and Maltepe.
INCREASE IN THE BURDEN ON TENANTS
This development will create significant pressure on both property taxes and rental prices. Experts warn that these sudden increases could disrupt the balance in the housing market. Representatives of the real estate sector predict that such high increases could negatively affect the recovery process of the housing market and that the tax burden along with rising rental prices will increase the burden on buyers and tenants.

On the other hand, it is worth reminding that you can appeal to the lists posted in the neighborhood offices. The time limit for filing a lawsuit against the decisions of the appraisal commission is limited to 30 days. The final appeal date for this year is September 7, 2025.
