The e-Government portal has now made the rental contract service available for real estate agents as well. With this service, real estate agents will be able to create rental contracts more quickly and easily. This innovation will enable the real estate sector to operate more efficiently and effectively.
The service for preparing rental agreements through e-Government has been opened to real estate agents as of today. The Ministry of Treasury and Finance had completed the first phase of the work aimed at making rental agreements through the e-Government Gateway in November 2024. In the current application, the contract prepared by the property owner, who is a real person, can be approved by the tenant through the "Rental Agreement Transactions" section on the e-Government Gateway. For rental agreements created through the service, a time-stamped "barcode document" can be generated, and document verification can also be performed through the e-Government Gateway.
RENTAL AGREEMENTS CAN BE MADE THROUGH e-GOVERNMENT
As the second phase of the work comes to an end, the rental agreement service has been opened to real estate agents today. Hakan Akçam, President of the All Real Estate Consultants Association (TEDB), stated that the tenant and the landlord can meet in the e-Government environment to sign the rental contract, but real estate consultants are not included in this process. Akçam, who mentioned that the application has been implemented for real estate agents as of today, said, "Property owners will be able to authorize the real estate consultant through the system of the General Directorate of Land Registry and Cadastre. With the authority received, the real estate consultant will be able to deliver the contract electronically to the prospective tenant. The real estate consultant who creates the rental contract will be able to issue a barcode document. Therefore, real estate consultants will officially carry out their profession by bringing property owners and tenants together." he said.
IMPORTANT INFORMATION REGARDING HOUSING ONLINE
Akçam stated that the system will be transferred to the electronic environment, explaining that information such as the rental increase rate, the tenant's reliability, and how many years they have lived in the residence can be determined by the Ministry. Noting that updates and regulations regarding the system are ongoing, Akçam reported that according to the Code of Obligations, the guarantor's wet signature must be present in the rental contract, and studies related to this are also ongoing. Akçam pointed out that if the obligation to make rental contracts through e-Government is implemented, many of the problems between landlords and tenants will be resolved, thus preventing fraud cases.
