The acceleration of the return process for Syrian refugees has invigorated the automobile, housing, and commercial property markets in Turkey. Expressions such as "I am returning to my country, urgent sale," "For sale by Syrian," and "Urgent bargain, reasonable price" that stand out on advertisement sites indicate that refugees are trying to liquidate their properties. This situation is said to cause a partial movement in the automobile and real estate markets.

PRICES MAY FALL

It is believed that Syrians will not return to their country all at once, especially those who have established businesses here will take time to return. However, it is said that even a 10% return in the first phase would create movement in the markets. It is anticipated that sales of automobiles, commercial properties, and housing will increase, which may slightly lower prices.

"THOSE WHO WANT TO SELL IMMEDIATELY WANT LOW PRICES"

According to a report by Türkiye Gazetesi, Ali Yılmaz, who works in the car dealership business in Istanbul, said, "It is not possible for Syrians to sell all their vehicles and return to their country overnight. However, there is a noticeable movement in the market. It is observed that those who want to sell their vehicles and return to their country are coming to dealerships, while some are also posting ads individually. There are ads titled 'For sale by Syrian' on advertisement sites. Those who want to sell their vehicles immediately are forced to sell at a certain level of low prices."

BE CAREFUL OF PRICES BELOW MARKET VALUE

Yılmaz stated that attention should be paid to affordable car ads under the title "For sale by Syrian," saying, "Our scammers have specialized in turning every period into an opportunity. Now, the issue of Syria may come to the agenda. It is necessary to be cautious of ads that are offered at prices significantly below market value. There is a possibility of deposit scams using the Syria and urgent topics."

THERE ARE PROPERTIES DROPPING FROM 3 MILLION TO 2 MILLION TL

In line with the return plans of Syrians, it is observed that they are gradually putting their homes and businesses up for sale. Real estate agents indicate that there has been an increase in bargain property ads. Representatives of the real estate sector state, "There is a significant increase in sales requests from Syrians. Especially, the number of those selling properties and businesses at bargain prices has increased. This situation offers attractive opportunities for local buyers. A house that normally has a market value of 3 million TL can drop to 2 million TL due to urgent sales. There are also businesses for sale that are being transferred. Most of these are restaurants and are located in major cities."
