A striking warning from İslam Memiş after the inflation figures: If anyone has the means...

Financial analyst İslam Memiş stated that he does not expect a decrease in housing and rental prices, adding, "I believe those who have the means should not delay their preparations." Memiş emphasized that after the inflation data, the price trend could rise again due to external factors.

The Turkish Statistical Institute (TÜİK) announced the inflation figures for November. Accordingly, the consumer price index (CPI) increased by 0.87% monthly and 31.07% annually. With the announcement of the data, the rent increase rate to be applied in December was also determined to be 35.91%. Following these figures, which concern millions of tenants and homeowners, expert comments have also become a topic of curiosity.

"BELOW EXPECTATIONS"

Financial Analyst İslam Memiş evaluated the November inflation on TGRT News live broadcast, stating that the figures came in below expectations. Memiş said, "In November, the monthly CPI increases by 0.87. The expectation was around 1.25. Therefore, since it is slightly below expectations, discussions about the figures may continue on social media," he said.

HE POINTED OUT EDUCATION EXPENDITURES

Memiş noted that it is striking that education expenditures are at the top of the data, emphasizing that there have been significant increases in this category in recent months.

Memiş pointed out that food prices, with a 33.91% increase, are among the areas with the highest increase, stating, "This situation shows that the problems on the food side are still unresolved."

"I EXPECT A 100 BASIS POINT INTEREST RATE CUT FROM THE CENTRAL BANK"

In his evaluation, Memiş also mentioned that the Central Bank could make an interest rate move in December: "I expect a 100 basis point interest rate cut from the Central Bank of the Republic of Turkey. This thought is still valid. I predict that the year will close at this level."

The economist noted that if inflation remains low in December, there could be a relaxation in the markets.

"I DO NOT EXPECT A DECREASE IN RENT AND HOUSING PRICES"

Memiş, who made striking evaluations regarding the housing market, stated that he does not expect a decrease in rental and sales prices: "I do not expect a decrease in housing and rental prices in TL terms. On the contrary, there may be an upward trend depending on demand or cost increases due to foreign currency. I think those who have the means should not delay their preparations."

Memiş also expressed that low inflation figures could be misleading and that the price trend could change upward again due to external factors.

"CURRENCY IS STABLE, EYES ON THE STOCK MARKET AND NEW PRICE INCREASES"

Stating that there has been no significant movement in the currency market, Memiş noted that new price increases and market reactions will be more clearly seen in the coming days, saying, "We are closely monitoring the stock market. Movements in the stock market will be important. The currency is already stable. From now on, we will watch how inflation will reflect on the market and prices," he said.
