Applications for TOKİ's 20,000 housing units offered for sale without a lottery or income/residency requirements in 64 provinces started today. In the campaign, where the house prices start from 2.1 million TL and the monthly installments begin at 18,000 TL, many citizens, unwilling to miss the "application priority" advantage, formed long queues in front of banks with camping chairs starting from the night hours.
The Ministry of Environment, Urbanization and Climate Change's Housing Development Administration (TOKI) launched a historic campaign for citizens aspiring to own homes across Turkey. The 'no-lottery open sale campaign,' covering approximately 20,000 houses in 64 provinces, officially opened for applications as of June 15, 2026 (today).
CAMPING CHAIRS IN FRONT OF BANKS
Upon hearing that the campaign would be conducted on a 'first-come, first-served' basis (first applicant gets the advantage), hundreds of citizens formed long queues in front of bank branches from the night hours. Many individuals dreaming of homeownership sat on the sidewalk with camping chairs and tables they brought along, waiting for the morning office hours to begin. This intense wait in front of banks highlighted the great interest the project has garnered.
"NO-LOTTERY SALE WITH FAVORABLE PAYMENT TERMS"
Minister of Environment, Urbanization and Climate Change Murat Kurum, in a statement on his social media account, stated that they aim to facilitate citizens' access to housing, using the following expressions: "We are offering 20,000 TOKI houses in our 64 cities for sale without a lottery, with favorable payment terms. May the new homes be auspicious for our families who will become homeowners."
HERE ARE 3 DIFFERENT PAYMENT PLANS
In the pricing, which will vary depending on the city of the project and the size of the house, the lowest home price was set at 2.1 million TL, with a starting monthly installment of 18,000 TL. Citizens are offered 3 different attractive payment plans to choose from according to their budget:
- Cash Payment Advantage: Citizens who pay the full home price in cash will receive a net 25% discount.
- 50% Down Payment Plan: Those who pay half of the home price as a down payment, along with an 8% discount right, will benefit from a 72-month installment option.
- Double Down Payment Plan: Those who wish to pay 25% of the down payment immediately and the remaining 25% one year later will be offered an installment option of up to 60 months.
WHO CAN APPLY?
The biggest feature distinguishing this campaign from other TOKI projects is that there is no income limit or requirement to reside in the city where the project is located. The conditions required for citizens who will apply are quite flexible:
- Being over 18 years old and a citizen of the Republic of Turkey.
- Not having any registered property under their or their spouse's name.
- Only a single housing application can be made per household.
LAST DAY JULY 17: DELIVERY WITHIN A MAXIMUM OF 48 MONTHS
The sales process is carried out by Ziraat Bank and Halkbank branches. Citizens who meet the conditions can choose a payment plan suitable for their budget, deposit their down payment to the bank, and directly sign the real estate sales contract.
The open sale campaign will continue until July 17, 2026. Deliveries of the ongoing projects will be made within a maximum of 48 months from the date of contract signing.
