According to TÜAD's research, rent increases in Turkey are exceeding the update rates set by TÜİK. While the increase in large and new buildings remains limited, lower rent levels and long-term contracts show higher increases.

The Turkish Researchers Association (TÜAD) announced the results of its study titled "Current Rent Increase Rate in Housing," which was initiated to reveal the real rent increases in the housing market.

TÜAD and Ipsos Research President Sidar Gedik stated that the aim of the research is to provide transparent and regular data regarding the housing sector. Gedik reminded that the tenant rate in Turkey was 22.1% in 2014 and increased to 28% in 2024. The study, which started in January 2025, measures the real increases per square meter for tenants renewing their lease agreements.

RENT INCREASES ABOVE TÜİK RATE

TÜAD's data for the period of August–October 2025 showed that the average rent increase per square meter across Turkey was 42.6%. The update rate announced by the Turkish Statistical Institute (TÜİK) for the same period was 39.7%.

Specifically for October 2025, the current rent increases were 42%, while the TÜİK rate was 38.4%. According to the research, although there is a tendency for rent increases to slow down, it was observed that they still remain above the TÜİK rates.

Square meter-based rent increases in Istanbul and other major cities remained below the Turkish average. The limited increase rates in large and new buildings revealed that increases were higher in contracts starting from lower rent levels.

The research showed that the increase rates for tenants whose lease agreements have been ongoing for 5 years or more have significantly risen. Experts state that the tendency for increases is higher during the renewal of long-term contracts.
