In Turkey, residential sales to foreigners decreased by 9.7% in November compared to the same month last year, falling to 1,943. The provinces where foreigners purchased the most properties are ranked as Istanbul, Antalya, and Mersin, with the highest number of sales, 310, made to Russian citizens.
A real estate company has published the November 2025 Real Estate Report, which evaluates the housing sales statistics of the Turkish Statistical Institute (TÜİK) alongside a survey conducted with the participation of over 48,000 users.
HOUSING SALES DECLINED
According to a statement from the company, the report revealed users' housing plans, motivations, and changing preference trends for 2026. The report indicated that housing sales in Turkey decreased by 7.8% in November compared to the same period last year, totaling 141,100. The provinces with the highest housing sales during this period were Istanbul with 24,234, Ankara with 12,706, and Izmir with 8,540. The provinces with the least housing sales were Ardahan with 78, Bayburt with 131, and Artvin with 152.
THE MOST SALES TO FOREIGNERS IN THREE MAJOR CITIES
Housing sales to foreigners also decreased by 9.7% year-on-year in November, falling to 1,943. The share of these sales in total housing sales was 1.4%. The provinces where foreigners purchased the most houses were ranked as Istanbul, Antalya, and Mersin.
THE MOST HOUSES SOLD TO RUSSIAN CITIZENS
When looking at the countries of origin, the highest number of housing sales in November was made to Russian citizens, with 310 sales. Following them were Ukrainian citizens with 159 sales and German citizens with 151 sales.
THOSE PLANNING TO RENT OUTNUMBER THOSE CONSIDERING PURCHASES
According to the survey results included in the report, uncertainty and a cautious approach stand out in users' housing plans for 2026. When asked, "Which option is closer to your housing plan for 2026?" 36% of participants stated that they had not yet made a clear decision, while 35% expressed that they were considering purchasing a house. The proportion of those planning to rent was 21%, while those considering investment purchases was determined to be 8%.
HALF OF THE PARTICIPANTS LIVE WITH THEIR FAMILIES
The survey also revealed the impact of the life cycle on housing preferences. 48% of participants indicated that they live with their families, while 17% live alone, and 15% are investors. Students accounted for 9%, and those who stated they are newlyweds or recently married made up 11%.
THE STRONGEST MOTIVATION IN HOUSE SELECTION IS BUDGET MANAGEMENT
For the upcoming year, the strongest motivation for house selection is budget management, with 43% of participants stating that managing the budget correctly is their primary motivation. Moving to a better location ranked second with 22%, while seizing investment opportunities was preferred by 18%, and increasing comfort was chosen by 17%.
EASE OF TRANSPORTATION IS AT THE TOP
The report also shared findings regarding the definition of an ideal home, with a house that is close to the center and offers ease of transportation ranking first at 34%. Reasonable price and high performance expectations ranked second at 30%, while those seeking more space and spaciousness accounted for 24%, and those preferring modern and secure site living made up 12%.
The data obtained shows that users are leaning towards more rational, price-performance-focused, and accessible housing solutions in terms of transportation in 2026.
