Details regarding the Electronic Listing Verification System (EİDS), which will be implemented as of September 15 and will become mandatory on January 1, 2025, have been announced. 10 QUESTIONS AND ANSWERS ABOUT THE REGULATION1 - How can it be understood that the listing has been verified by the system?All listings with a verified listing logo will be served as having undergone authorization verification. 2 - How will individual listings be submitted?During the submission phase of the individual listing, the property number will be entered in the relevant field on the listing platform's page. The system will automatically perform ownership and kinship checks, and if the person submitting the listing is the owner of the property, their spouse, or a first or second-degree relative, the standard listing submission procedure will be completed, and the listing will be entered. 3 - How will listings be submitted by real estate businesses?Real estate businesses will need to have a property trade authorization certificate to submit listings. It will be mandatory for the property owner to authorize the real estate agent through e-Government. The system will automatically perform the authorization check, and if authorization exists, the normal listing submission procedure will be completed, and the listing will be entered. Real estate businesses will need to obtain the property number from the property owner. 4 - How will listings be submitted for properties without a title deed?Listings for properties without a title deed can be submitted without being included in the system. When entering listings for properties without a title deed, the "I don't have a title" option will be marked on the listing platform. Residential projects that have not yet established condominium rights, housing projects by TOKİ and Emlak Konut Gayrimenkul Yatırım Ortaklığı AŞ, and properties such as slums will be evaluated in the category of properties without a title deed. 5 - Can the authorization given for a property be revoked?The authorization given can be revoked by clicking the "cancel" button on the "EİDS property listing authorization processes" screen in e-Government. If the authorization given to the real estate business is revoked, the listing will not be removed from publication; this action will not prevent the entry of new listings or the renewal of the listing when its publication period expires. 6 - Can the duration of the authorization given for a property be extended?The authorization duration can be extended for at least 3 months by clicking the "extend duration" button in e-Government. 7 - How will listings for properties owned by foreigners without access to e-Government be submitted?Listings for properties owned by foreign property owners who do not have access to e-Government (those without a foreign identification number) will not be included in the application. When entering these listings, it will be marked that the property owner is a person without access to e-Government. 8 - Are rental property listings included in the system?The EİDS authorization verification application will be mandatory for both sale and rental property listings. 9 - Is it mandatory for all shareholders in shared properties to grant authorization?In shared properties, it will be sufficient for only one shareholder to grant authorization. 10 - Will the listings currently published be removed when the application is fully implemented?When the application is fully implemented, there will be no change in the status of the listings currently published. If the publication period of these listings expires, a query regarding authorization will be conducted through EİDS. If a positive response is received, the listing may be republished.
