The total number of residential properties sold across Turkey in May decreased by 31.2% compared to the same month last year, reaching 93,333 units. This marked the sharpest decline since December 2023. Sales had peaked for the year in April at 126,000 units.

The Turkish Statistical Institute (TurkStat) announced the housing and workplace sales statistics for May.

According to this, the number of first-hand housing units sold across Turkey decreased by 27.9% compared to the same month of the previous year, falling to 30,196. The number of second-hand housing units decreased by 32.7% in the same period, reaching 63,137. Thus, the total number of housing units sold last month decreased by 31.2% compared to the same month of 2025, amounting to 93,333.

Within total housing sales, the share of first-hand housing sales was 32.4%, while the share of second-hand sales was 67.6%.

SHARPEST DECLINE IN 3 YEARS

According to the statistics, total housing sales have experienced a sharp decline since December 2023. Sales had peaked at 126,000 in April, the highest of the year.

MORTGAGED SALES DECREASED

Mortgaged housing sales across Turkey decreased by 2.8% compared to the same month of the previous year in May, amounting to 19,754.

Other housing sales, on the other hand, decreased by 36.2% annually in May, reaching 73,579. Within total housing sales, the share of mortgaged sales was 21.2%, while the share of other sales was 78.8%.

In calendar-adjusted series, first-hand housing sales decreased by 3.6% and second-hand housing sales decreased by 11.3% in May compared to the same month of 2025.

In seasonally and calendar-adjusted series, first-hand housing sales decreased by 3.4% and second-hand housing sales decreased by 0.5% compared to the previous month.

1,387 HOUSES SOLD TO FOREIGNERS

Housing sales to foreigners decreased by 27% compared to the same month of the previous year in May, reaching 1,387. The share of housing sales to foreigners in total housing sales in May was 1.5%.

Last month, the highest number of housing sales by nationality were made to citizens of Russia (268), Iran (125), and Ukraine (88).

JANUARY-MAY PERIOD

In the January-May period of this year, compared to the same period of the previous year, the number of first-hand housing sales decreased by 3.4% to 178,081. The number of second-hand housing sales decreased by 7.9% in the same period to 391,456. Thus, the total number of housing units sold in this period decreased by 6.6% compared to the same period of 2025, recording 569,537.

Mortgaged housing sales increased by 25.8% in the January-May period to 116,801. In the 5-month period of this year, other housing sales decreased by 12.4% to 452,736.

In the same period, housing sales to foreigners decreased by 15.1% compared to the January-May period of the previous year, totaling 7,068.

The total number of workplaces sold across Turkey in May decreased by 30.9% compared to the same month of the previous year, amounting to 11,434.

FIRST-HAND WORKPLACE SALES DECREASED

According to this, the number of first-hand workplace sales across Turkey in May decreased by 24.8% compared to the same month of the previous year, falling to 3,255. Second-hand workplace sales decreased by 33.1% annually, dropping to 8,179.

Thus, the total number of workplaces sold last month decreased by 30.9% compared to the same month of 2025, amounting to 11,434.

Across the country, mortgaged workplace sales increased by 22.9% compared to the same month of the previous year in May, reaching 536, while other workplace sales decreased by 32.4%, recording 10,898.

According to the calendar-adjusted series, compared to the same month of the previous year in May, first-hand workplace sales decreased by 0.4% and second-hand workplace sales decreased by 12.9%.

In seasonally and calendar-adjusted series, compared to the previous month, first-hand workplace sales decreased by 2.8% and second-hand workplace sales decreased by 6.2%.

JANUARY-MAY PERIOD

In Turkey, during the January-May period, the number of first-hand workplace sales decreased by 6.6% annually to 18,768, while second-hand workplace sales decreased by 10.9% to 50,195.

Thus, the total number of workplaces sold in the first 5 months of the year decreased by 9.7% compared to the same period of the previous year, amounting to 68,963.

In the January-May period, mortgaged workplace sales increased by 62.6% to 3,260. In the same period, other workplace sales decreased by 11.7% to 65,703.
