A revolutionary regulation for online housing sales is coming. According to the new regulation, which will take effect on February 15, homeowners will now be required to verify through the e-government system before posting an advertisement. With the implementation of this regulation, it is expected that approximately 200,000 listings will be removed from websites.

There is little time left for the implementation of the rules aimed at preventing fake listings, unregistered trade, and speculative price increases in housing sales. At the beginning of last year, the "Electronic Listing Verification System" was launched for rental listings posted online.

THE "VERIFICATION" PERIOD BEGINS IN HOUSING LISTINGS

The regulation has been expanded to also apply to housing sales listings. Accordingly, homeowners who want to post listings online will first verify their information through the e-government system. The new period will start on February 15.

A 20% DECREASE EXPECTATION IN LISTINGS

Mustafa Hakan Özelmacıklı, Vice President of the All Entrepreneurial Real Estate Consultants Association (TÜGEM), stated regarding the issue, "Starting as a pilot application in three cities selected by the portals on February 1, the electronic listing verification system will be implemented in all real estate listings for both residential properties and land sales as of February 15," he said.

Mustafa Hakan Özelmacıklı noted that there are 1 million listings for properties for sale on the sites, and added, "We have predictions that there could be a 20% decrease in the number of listings for sale."

HOW TO APPLY

To grant authorization through the e-government system, one must enter the web title deed section. In the authorization procedures section, individuals can grant sales authorization to themselves, their relatives, or real estate agents. After that, housing listings can be posted on internet sites.
