While applications for TOKİ's 500,000 social housing project are ongoing, the most frequently asked question regarding the application rights of co-ownership title holders has been answered: Those who do not have a fully independent section will be able to apply since they are not considered "homeowners." Applications for the Century's Housing Project will close on December 18 through e-Government and on December 19 through banks.

Applications continue for the 500,000 social housing initiative, announced as the "Housing Project of the Century," covering all 81 provinces of Turkey. The application process, which started on November 10, will end on December 18 via e-Government and on December 19 through banks.

The project, conducted by the Ministry of Environment, Urbanization, and Climate Change, offers low-income citizens the opportunity to own a home with a 10% down payment and payment options of up to 240 months. Among the application conditions are being at least 18 years old, having been a Turkish citizen for at least 10 years, and not having a fully independent property title registered in the name of the applicant's spouse or children. Additionally, a household income limit of 145,000 TL applies in Istanbul, while the limit is 127,000 TL in other provinces. Families of martyrs and those disabled due to terrorism, war, and duty are exempt from this income requirement.

DO JOINT TITLE DEEDS PREVENT APPLICATION?

One of the most frequently asked questions by those wishing to apply for the project is whether joint title ownership is a barrier. TOKİ has established a clear criterion in this regard. Joint title deed holders without a fully independent section are not considered "homeowners," allowing them to apply for the project. In other words, citizens who only have a share on the property do not face obstacles in applying for social housing.

WHAT HAPPENS IN THE EVENT OF THE APPLICANT'S DEATH?

If the applicant passes away after applying, the process does not stop. In this case, legal heirs can take over the rights and continue the housing process.

Applications are made through Halkbank and Emlak Participation Bank via e-Government. The lottery draw for the rights holders will take place between December 29, 2025, and February 27, 2026. The delivery of the houses is planned to start in March 2027.

55 m² 1+1 apartments: 1 million 800 thousand TL

10% down payment - 240 months installment - monthly 6 thousand 750 TL payment

65 m² 2+1 apartments: 2 million 200 thousand TL

10% down payment - 240 months installment - monthly 8 thousand 250 TL payment

80 m² 2+1 apartments: 2 million 650 thousand TL

10% down payment - 240 months installment - monthly 9 thousand 938 TL payment
