The Revenue Administration has sent notifications to tens of thousands of property owners who have conducted buying and selling transactions in the last 5 years, with the assessment that the sale price was reported as low in property transactions. Taxpayers are given a 5-day period to defend themselves, while those who apply will receive a penalty reduction, and those who do not apply will face severe penalties.

Last year, 1 million 688 thousand 910 houses changed hands across Turkey. For each sale transaction, a title deed fee of 4% of the declared amount in the title deed was paid to the Ministry of Treasury and Finance. The high title deed fee has led buyers and sellers to mutually agree to declare a lower sale price in the title deed over the years.

GİB HAS TAKEN ACTION AGAINST LOW VALUE DECLARATIONS

The Revenue Administration (GİB) has launched a comprehensive review across the country to combat false declarations in title deeds. Throughout January, notifications were prepared, calling individuals who have bought or sold real estate in the last 5 years and whose transactions are deemed risky to provide a defense.

HEAVY SANCTIONS FOR THOSE WHO DO NOT APPLY WITHIN 5 DAYS

According to the latest regulation approved in the Parliament, the tax loss penalty for those found to have made irregular declarations in the title deed has been increased from 25% to 100%. As part of the regulation, it has been proposed that a payment equal to twice the difference between the declared amount in the title deed and the actual sale price be made.

REGRET CLAUSE IN EFFECT

A "regret" option has been left open for property owners who want to reduce the risk of high penalties. Individuals invited for explanation by GİB will not face tax loss penalties if they apply within 5 days from the date the notification reaches them.

THOSE WHO MISS THE DEADLINE WILL LOSE THEIR RIGHTS

Those who admit to making irregular declarations within the specified period will only pay the difference between the declared amount and the actual amount for the year the sale was made, along with legal interest. Those who miss the deadline will not be able to benefit from the discounted and penalty-free payment rights.
