After the earthquake in Hatay, rental prices, which increased by 100%, have decreased to a range of 5,000 TL to 12,000 TL with the delivery of TOKİ housing. However, with the removal of containers in the summer months, an increase in demand is expected, and a 90% occupancy rate in housing is anticipated.

Real estate agent Jülide Özkan stated that rental prices vary according to the floors of the apartments and their distance from the city, noting that the lowest rental price in earthquake housing is 7,000 TL, while the highest rental price is 12,000 TL, and even rentals have occurred for as low as 5,000 TL.

In Hatay, where thousands of buildings were destroyed in the disaster of the century, rental prices had increased by 100% in 2023. The earthquake housing delivered along with the revitalization and construction works carried out by the Ministry of Environment, Urbanization, and Climate Change also affected rental prices. In the process that followed, a total of 98,074 independent units were allocated to their rightful owners, and citizens continue to settle into their new homes. Özkan also noted that there are times when some people rent their homes for as low as 5,000 TL.

"WE EXPECT A 90% OCCUPANCY RATE" 

Expressing that they expect a 90% occupancy rate in TOKI housing with the emptying of containers in the summer months, Özkan said, "Hatay experienced the greatest destruction with the earthquake on February 6, 2023, and we have seen decreases in rental prices with the TOKI housing we have delivered and increased the supply of. Among these decreases, we have not yet settled in the city center. However, there has been a significant decline in rental prices for TOKI housing. Currently, rents in TOKI housing have decreased to 7,000 TL, while our highest prices reach 13,000 TL. In fact, we have apartments that we have rented for as low as 5,000 TL. The difference in levels, facade differences, and the location of TOKI significantly change the prices. Our average prices currently range from 7,000 to 13,000 TL. In winter, we usually experience a slowdown, and people generally do not want to move their homes. However, there has still been some activity in Hatay. Because our containers are starting to be emptied. With the emptying of the containers, people want to transition to a normal life. During this process, TOKI has started to see demand. We expect significant activity in the summer. Because the government has stated that all containers will be removed, thus creating a general need for apartments. With this need, we expect a 90% occupancy rate in our TOKI housing. Alongside this occupancy, since the supply of our apartments in the city center has been delivered, we do not actually expect a significant increase in rents with the housing in the reserved areas," she said.

"WE ARE TALKING ABOUT 5,000 TL NOW"

Stating that the rental price in TOKI housing was 12,000 TL last year, but has dropped to as low as 5,000 TL this year, Jülide Özkan said, "Last year, it was between 11,000 TL and 12,000 TL, while this year our lowest price is currently between 5,000 TL and 6,000 TL. After the government announced the installment amounts, people started to demand a decrease in rents again. With the demands, property owners also responded to this. There has been a decrease in our rents. Previously, the prices we discussed were 15,000 TL, while people started to demand rents around 8,000 TL, stating that they would pay 8,000 TL in installments. As I mentioned earlier, our rents have dropped to these prices. We have had TOKI housing rented for 5,000 TL. Our highest price can currently reach 12,000 TL, and unfortunately, we do not see higher prices being offered; the apartments remain vacant and do not attract demand. Because both the installment payments have been determined and the number of our apartments has increased. As the number of apartments increases, the options for people have also increased. With the options, we now have a rental price range that we can say is between 5,000 TL and 12,000 TL," she stated.
