The President of the All Real Estate Consultants Union (TEDB), Hakan Akçam, stated that 1+1 apartments are particularly preferred due to their ease of sale and liquidity advantages in investment purchases, and he provided evaluations regarding the housing market.
Although the wars and regional tensions in the international agenda have pushed economic discussions to the background for a while, Akçam reported that the activity in the housing market continues, stating that the housing market has always been one of the areas closely monitored by investors in Turkey.
"INVESTORS' FOCUS IS ON HOUSING PURCHASE"
Akçam drew attention to the developments in the investment market, saying, "When we look at the field, we see that investors are closely following the housing market and trying to evaluate opportunities. Considering the feedback from many investment experts, economic indicators, and production costs, we see that the focus of investors will be on housing purchases in the first half of 2026."
Indicating that with the normalization that may occur in global developments in the upcoming period, the housing market will again be one of the important topics on the economic agenda, Akçam emphasized that the sector will come to the forefront more intensively.
WARNING TO THOSE BUYING HOUSES
Akçam highlighted that land costs, construction inputs, and financing conditions are among the factors that could drive housing prices up in the medium and long term, stating, "In investment purchases, we see that 1+1 apartments are preferred more due to rental yield, ease of sale, and liquidity advantages. The share of 1+1 apartments in total sales in metropolitan areas is around 25 percent on average. In contrast, for residential purchases, larger apartments that are suitable for family structure continue to be preferred." he evaluated.
Akçam also warned citizens planning to buy a house, stating that accurate analysis is important in housing investments, and that the reliability of the project, the contractor's background, and legal processes must be thoroughly examined in land purchases.
