The Ministry of Finance has started to examine real estate sales with low values reported in the land registry using artificial intelligence. Experts remind that those who voluntarily correct their declarations can avoid penalties and interest, while otherwise, high interest rates and severe sanctions will be applied retroactively for five years.

The Ministry of Finance has scrutinized transactions that cause tax and fee losses by showing low values in property sales at the land registry. Following artificial intelligence-supported scans revealing an increasing gap between the actual sale price and the declared value, a comprehensive review covering the last five years has been initiated.

10 MILLION HOUSE SHOWN AS 2.5 MILLION

Experts indicate that unregistered transactions have become widespread, especially in metropolitan areas. Transactions where a house with a sale price of 10 million TL is shown as 2.5 million TL in the land registry are directly subject to examination. It was emphasized that inspections are no longer limited to construction companies, but individual buyers and sellers are also under scrutiny.

DELAYED INTEREST AT 53.25%

If an under-declaration is detected, both the buyer and the seller will be required to pay the underpaid land registry fee along with a penalty and an annual interest rate of 53.25%. Experts warn that penalties retroactive for five years could impose a significant financial burden. Additionally, it was reported that real estate agents also face the risk of penalized taxes if they issue low commission invoices, and if cash amounts received are detected, retroactive collections may be made.
