In Turkey, where the average rent has reached 24,923 TL, the return on investment is calculated to be 13 years. In the ranking of provinces with the highest rental yields, Anatolian cities like Kırıkkale and Kars stand out, while the investment favorite Istanbul did not make it into the top 15.
The October 2025 report prepared by Endeksa revealed striking data for real estate investors. The gross annual average rental yield of properties across Turkey has reached 7.57%.
ONLY 3 METROPOLITAN CITIES ON THE LIST
According to a report by Ekonomim, the most striking part of the report was the ranking of provinces with the highest rental yield in relation to the sale price of the property. Only Ankara, Şanlıurfa, and Tekirdağ were able to find a place on the list among the three metropolitan cities.
KIRIKKALE RANKS HIGH
The province that offers the fastest return to investors is Kırıkkale, with a rental yield of 9.01%. It is followed by the capital Ankara with 8.90%.
