After the exorbitant increases in rental prices, some landlords have started to receive part of the rent in cash and part through the bank to evade taxes, while others are not making any contracts at all and are leaving their properties vacant. As the tax authorities increase their inspections regarding this issue, those who contribute to the unregistered economy are being fined up to 20 million TL.

Necmi Çiçekçi from Türkiye Gazetesi reported that after the exorbitant increase in rental prices, some landlords have started to resort to different methods to evade taxes. Some are showing their homes as vacant without making a contract, while others are receiving part of the rent through the bank and part in cash to avoid taxes. However, the Ministry of Finance has initiated measures to put an end to these games. Investigations have been deepened following complaints made to CİMER and the Revenue Administration.

TEAMS PREPARING TO IMPOSE HEAVY PENALTIES

Teams that detect unregistered rental income through title deed records, bank accounts, and field research are preparing to impose heavy penalties. The methods developed by landlords to avoid high tax payments are also putting tenants in a difficult position. Some landlords are showing rental prices as low in official records, while others are allowing tenants to stay in their homes without any contract.

TENANTS WILL NOT ESCAPE PENALTIES EITHER

According to the new regulation, not only landlords but also tenants will not be able to escape penalties. Previously, penalties were applied to both the tenant and the landlord only in commercial lease agreements, but now the same sanctions apply to residential leases as well. All rental payments over 500 TL must be made through a bank or PTT! Otherwise, both parties may face significant penalties.

WARNING FROM EXPERTS

Experts warn that tenants should make their payments through a bank or PTT, even if the landlord does not accept it. Moreover, if the payment was made in cash, the tenant has the right to report this to the authorities within 5 business days. Otherwise, they will also be subject to penalties.

PENALTY UPPER LIMIT RAISED TO 20 MILLION TL

According to the law that came into effect last year, penalties will be imposed on everyone who makes or receives rental payments in cash. A special irregularity penalty of 10% of the rental amount will be applied for each detection, and this amount will be at least 5,000 TL. Moreover, the upper limit of this penalty has been raised to a staggering 20 million TL within a calendar year.
