The city with the highest rental yield in housing investments in Turkey is Ankara. The annual rental yield of the capital was announced as 9.33%, followed by Şanlıurfa with 8.59% and Tekirdağ with 8.22%. Istanbul ranked 9th on the list.

The housing market in Turkey continues to thrive despite high interest rates. According to data from the Turkish Statistical Institute (TÜİK), housing sales in September increased by 6.9% compared to the same month last year, reaching 150,657, while the total sales in the 9-month period amounted to 1,128,727. One of the prominent topics in real estate investment recently has been "rental yield." According to data from Endeksa published on CNBCE, the top 10 provinces that provide the highest returns on housing investments across the country have been identified.

ANKARA TAKES THE LEAD

In terms of rental yield, the city that provides the highest profit from housing investments in Turkey is Ankara. The average rental price for housing in the capital is 28,218 TL, and the annual rental yield is calculated to be 9.33%. Ankara had also topped the rental yield rankings in previous months.

ŞANLIURFA AND TEKİRDAĞ IN THE TOP THREE

In second place on the list is Şanlıurfa with a rental yield of 8.59%, followed by Tekirdağ in third place with 8.22%. Istanbul ranks ninth on the list with a rental yield of 7.46%.

RENTALS INCREASED BY 30%

Across the country, rental prices for housing increased by 29.8% on an annual basis, while remaining the same on a monthly basis. According to inflation-adjusted data, rents decreased by 2.5% in real terms over the year and by 2.3% in real terms compared to the previous month. The average rental price per square meter for housing in Turkey is 230 TL, and the average rent is at the level of 25,060 TL.

THE CITY THAT GENERATED THE MOST PROFIT IN HOUSING SALES IS DIYARBAKIR

Among the top 30 cities in Turkey with the highest housing sales, the cities that provided the most profit to investors were Diyarbakır, Çanakkale, and Manisa, in that order. In Diyarbakır, housing prices increased nominally by 61.8% and in real terms by 21.6% over the past year. The average sales price per square meter in the city reached 29,304 TL, while the average housing sales price reached 4.5 million TL.

Among the top 30 cities with the highest housing sales, the cities where the prices of houses for sale increased the least over the year were Hatay, Muğla, and Aydın, in that order. In Hatay, the prices of houses for sale increased by 17.5% compared to the same month of the previous year, while according to inflation-adjusted data, prices decreased by 11.7% in real terms.

Among the four major cities, Ankara experienced the highest increase in housing prices over the year. The nominal price increase in Ankara was 38.2%, while a real increase of 3.8% was observed. In the capital, the price per square meter of housing rose to 31,566 TL, and the average housing price reached 4.1 million TL.
