In property sale advertisements, e-Government authorization verification will become mandatory starting from February 1, 2026. The regulation aims to prevent fake listings and to combat deposit fraud.

The Ministry of Trade is implementing a new regulation as part of the fight against fake advertisements.

AUTHORIZATION VERIFICATION REQUIREMENT FOR PROPERTY SALES ADS

Following rental properties and commercial real estate for sale, an authorization verification requirement has also been introduced for property sales ads. Accordingly, both property owners and authorized real estate businesses will not be able to publish ads without authorization verification through e-Government starting from February 1, 2026.

New regulation against deposit fraud and fake ads

The authorization verification requirement introduced for property sales ads is expected to contribute to preventing fake ads, stopping unauthorized ad entries, reducing duplicate ads, limiting price manipulation, and preventing consumer grievances.

Mustafa Hakan Özelmacıklı, Chairman of the Board of Altın Emlak Global, stated that the Electronic Ad Verification System (EAVS), which will be implemented on February 1, will prevent fake ads. Özelmacıklı noted that the new system will also help prevent deposit fraud.

Özelmacıklı shared that "The Electronic Ad Verification System was an important application implemented to prevent fake ads. It was planned in two phases. In the first phase, the process of verifying the identities of those who publish ads was completed. Subsequently, integrations for verifying the published ads were completed. This application started first with rental properties. As of February 1, 2026, the system will be active for all property ads."

"EAVS WILL PREVENT DEPOSIT FRAUD AND BLOCK FAKE ADS"

Providing information about the system to be implemented on February 1, 2026, Özelmacıklı stated, "EAVS is an application that shows whether the advertised property is genuine and whether the property owner's permission is granted in the ad. Citizens could face deposit fraud due to fake ads. They could experience grievances because of non-existent ads. With the Electronic Ad Verification System, deposit fraud will be prevented, and fake ads will also be blocked. As of February 1, 2026, citizens will be able to trust the ads."

Özelmacıklı also provided information about the ad publishing process, stating, "In the ad publishing processes, a person can enter an ad for themselves or on behalf of their first-degree relatives if the property belongs to them. A person can publish an ad for a property on behalf of their mother, father, or children. The property owner can also publish an ad through a real estate business that has an authorization certificate. After the authorization contract, the property owner can give approval for the property to be listed for sale or rent."
