According to 2026 data, tourism and major cities stood out in the prices of 3+1 apartments; Muğla ranked at the top of the list with 8.2 million TL, while Istanbul and Çanakkale were positioned in the upper ranks, and the lowest average was recorded in Kilis at 2.2 million TL.
The average prices of 3+1 apartments in 81 provinces for the year 2026 have been revealed. According to the data, while metropolitan cities and tourism regions stand out in housing prices, in some provinces, prices remained at the level of 2 million lira.
THE PEAK IS IN MUĞLA
The highest average price on the list was seen in Muğla at 8 million 200 thousand TL. Following Muğla are Istanbul with 7 million 700 thousand TL, Çanakkale with 6 million 400 thousand TL, Antalya with 6 million 300 thousand TL, and İzmir with 6 million 100 thousand TL.
HIGH LEVEL IN METROPOLITAN CITIES
The average price of a 3+1 apartment in Ankara is calculated to be 4 million 600 thousand TL, while in Bursa it is 5 million 100 thousand TL, in Kocaeli it is 4 million 900 thousand TL, in Tekirdağ it is 4 million 400 thousand TL, and in Balıkesir it is 5 million 500 thousand TL.
THE LOWEST PRICE IS IN KİLİS
At the bottom of the list is Kilis with 2 million 200 thousand TL. Following Kilis are Hakkari with 2 million 600 thousand TL, Malatya and Osmaniye with 2 million 650 thousand TL, and Kars and Şırnak with 2 million 700 thousand TL.
THERE IS A BIG DIFFERENCE WITHIN THE PROVINCE
The data reflects the averages across the province. For example, there are significant price differences within each province, such as between Beşiktaş and Esenyurt in Istanbul.
