The rent for workplaces and residences can be increased by 63.47%.

Due to the impact of high inflation, rents for residential and commercial properties are also rising rapidly. Following the removal of the 25% cap on rent increases in July, average rental prices in Istanbul have also increased. If the upper limit revealed by the latest CPI data is applied, the average monthly rent for a 100 square meter apartment in the megacity has exceeded 39,000 TL.

According to TÜİK data; the highest annual increase in the Consumer Price Index (CPI) in September was 97.87% in the housing group. The CPI increased by 63.47% according to the 12-month averages in September. Thus, the annual rent increase ceiling for workplaces and housing was also set at 63.47%.

12-MONTH INFLATION IS 63.47%

In Istanbul, there are those who pay 10,000 TL rent, as well as those who pay 40,000 TL and above. However, according to Endeksa's data, the average rent per square meter in the mega city was 244 TL in July. This amount corresponds to an average of 24,000 Turkish Liras for a 100 square meter apartment.

After the 12-month inflation was realized at 63.47%, the change in these figures is on the agenda. Thus, a tenant paying 24,000 TL rent may now have to pay 39,232 TL due to the property owner's demand for a 63.47% increase.

RENT IS MORE THAN TWICE THE MINIMUM WAGE

In an environment where the minimum wage is 17,002 TL, the rent for an average apartment calculated with the new rates corresponds to more than twice the minimum wage. In this case, even having two minimum wage earners in each family may not be sufficient to afford the rent.

TÜRK-İŞ: THE POVERTY LINE IS 19,830.73 TL

According to the results of the research conducted by the TÜRK-İŞ Confederation for September 2024;

The monthly food expenditure required for a four-person family living in Ankara to have a healthy, balanced, and sufficient diet (poverty line) is 19,830.73 TL,

The total amount of mandatory monthly expenditures for food, clothing, housing (rent, electricity, water, fuel), transportation, education, health, and other similar needs (poverty threshold) is 64,595.21 TL,

The 'cost of living' for a single worker has also risen to 25,706.18 TL per month.
