In the Reyhanlı district of Hatay, rental apartment prices have significantly decreased with the return of Syrians to their country. Real estate agents reported that the number of apartments they have on hand has increased and that they are struggling to find tenants.
With the increasing population in the Reyhanlı district of Hatay after the earthquake, rental prices have skyrocketed, but they continue to decrease as Syrians return to their country. In the district where the number of rental houses has increased, landlords are struggling to find tenants, and rental prices have dropped to 8,000 TL.
Syrians who fled the civil war that began in Syria in 2011 continue to return to their country after the collapse of the 61-year Baath regime. The Reyhanlı district, located at the zero point of the border with Syria, has also become a refuge for migrants.
RENTAL PRICES IN REYHANLI CONTINUE TO FALL
The return of Syrians to their country has caused rental prices to drop in the Reyhanlı district, where the population peaked after the earthquake. While there have been declines in the prices of houses for sale reaching 500,000 TL and rental prices dropping to 5,000 TL, it is stated that prices are expected to fall further in the future.
"WE ARE HAVING DIFFICULTY FINDING TENANTS"
Real estate agent Sedat Sekin stated that in the past, it was easy to find tenants for rental apartments at prices up to 16,000 TL, and he mentioned that they have 35 apartments waiting to be rented and are struggling to find tenants.
Real estate agent Sedat Sekin noted that there has been a decline in the prices of houses for sale reaching 500,000 TL and rental prices dropping to 5,000 TL, stating, "After the war ended in Syria, Syrians started to return to their country. As Syrians began to return, rental prices decreased. Since they are all here due to the border with Syria and many of them have relatives here. We have 30 to 35 apartments available, and there has been a significant vacancy, so we are having some difficulty finding tenants. When we said 15,000 TL under the conditions before the war, people would come without hesitation.
Even when the minimum wage for apartments with natural gas is 17,000 TL, tenants could still be found for 15,000 and 16,000 TL. Right now, we have 35 apartments, people are asking about prices, but there is no demand. There is a serious drop in rental prices, and there is a decrease of nearly 5,000 TL. Rental apartments range from 8,000 TL to 12,000 TL. Houses for sale start from 1,200,000 TL and go up to 2 million TL. There are Syrians who want to sell their houses to return to their country. We have witnessed that a house, which normally valued at 1,500,000 TL, was sold for 1,000,000 TL. We have seen that it was sold for an average of 500,000 TL less," he expressed.
