The real estate market started with a decline in 2026. Nationwide sales decreased by 9.5% in the first quarter of the year compared to the same period last year, falling to 628,255 and reaching the lowest level in the last 5 years. In contrast, the increase in title deed tax revenues drew attention.
According to data compiled from the General Directorate of Land Registry and Cadastre (TKGM), all real estate sales, including residential, land, agricultural land, commercial properties, and business premises, started rapidly in 2025, breaking records with an annual increase of 8.7%, exceeding 3.3 million.
HIGHEST SALES VOLUME IN FEBRUARY
Real estate sales across the country, which started with a decline this year, were 204,884 in January, 222,842 in February, and 200,529 in March. The highest sales volume was observed in February.
SALES DECREASED BY 9.5% IN THE FIRST QUARTER
Real estate sales decreased by 9.5% in the first quarter compared to the same period last year, falling to 628,255. The sales figures for the same period last year were 694,628, in 2024 it was 641,304, in 2023 it was 683,399, in 2022 it was 670,320, and in 2021 it was 593,272. Thus, the lowest figure in the last 5 years was recorded.
REVENUE FROM FEES EXCEEDED 168.1 BILLION TL
During this period, a total of 4,812,931 transactions were carried out in land registry offices. More than 628,000 of these were sales, nearly 326,000 were mortgages, about 99,000 were inheritance, 41,700 were corrections, 21,700 were expropriations, 14,000 were separations, 9,400 were donations, 7,800 were consolidations, and 5,700 were partition transactions. Other transactions exceeded 3.6 million.
During this period, the revenue from fees obtained from transactions at the land registry increased by 73.6%, rising to 51 billion 800 million 584 thousand lira. Of this, 49 billion lira came from sales transactions.
