FAKE LISTINGS OF REAL ESTATE AGENTS UNDER SCRUTINY

According to information obtained by AA correspondent from the Ministry, efforts to prevent fake listings on electronic listing platforms, manipulative price increases associated with them, and unlicensed and unregistered real estate activities are being carried out with determination.

CLOSE MONITORING WITH EIDS

The Ministry has introduced identity and authorization verification obligations for the listing platforms where property listings are published, and the Electronic Listing Verification System (EIDS) has been established for monitoring these listings.

Thanks to the integration established between the listing platforms and EIDS, identity verification for property listings began on November 1, 2023. The authorization verification application, which is the second phase of EIDS, became mandatory for rental properties as of January 1 and for commercial property listings as of April 7. In the future, it is aimed to impose authorization verification requirements for other property listings for sale as well.

APPROXIMATELY 90 THOUSAND AUTHORIZED REAL ESTATE AGENTS

With the authorization verification application of EIDS, listings can only be made by "property owners," "first and second-degree relatives of the property owner," or "spouses," as well as "real estate businesses authorized by the property owner with valid authorization documents," preventing unauthorized individuals from entering listings.

Property listings on the platforms are closely monitored by the Ministry, and necessary administrative sanctions are applied against real estate businesses that are found to facilitate manipulative price increases that disrupt market balance and against listings that do not comply with EIDS.

173.3 MILLION LIRA FINE FOR 1423 REAL ESTATE AGENTS

In this context, the Ministry has imposed an administrative fine of 173.3 million lira on 1423 real estate businesses that facilitated unjust price increases in property listings to date.

The system also contributes to reducing unlicensed and unregistered real estate activities. During the initial implementation period of EIDS, the number of authorized real estate businesses, which was 70,360, increased by 26% to reach 88,572. Additionally, methods such as public service announcements, promotional documents, promotional meetings, and press releases are being used to increase the awareness of EIDS among both the sector and the public.
