The exorbitant increases in property taxes imposed by municipalities have drawn the public's reaction. Following the increases, President Erdoğan instructed that regulations be made in the Parliament to prevent grievances, stating, "Prevent practices that will victimize the citizens."

President Erdoğan emphasized that the high tax increases by municipalities are increasing the economic burden on citizens, stating that a legal regulation should be made at the parliamentary level regarding this issue. It was learned that Erdoğan said, "Take the necessary measures to ensure that such things do not happen in the future."

EMPHASIS ON "DIALOGUE, NOT POLITICAL TENSION"

Erdoğan also made evaluations regarding his meeting with opposition leaders at the opening of the Parliament during the MYK meeting. Stating, "Tension politics is operating in the opposition; we will engage in proactive politics. We will keep the channels of negotiation and dialogue open," Erdoğan expressed the need to reduce political tension.

DIRECTLY AFFECTING CITIZENS

The new unit values, which will be valid for the 2026-2029 period, contain increases that are well above expectations, especially in metropolitan areas and tourism regions. The regulation, which will affect residential and commercial properties across Turkey, will cause property values and property taxes in some regions to rise 10-15 times.

The increase will not only affect property taxes but also directly impact seven other items such as the contribution fee for cultural heritage properties, luxury housing tax, title deed fee, comparable rental value, capital gains tax, inheritance and transfer tax. This situation will indirectly increase rental prices, housing sale prices, and construction costs.

WHERE AND HOW MUCH WILL IT INCREASE?

The new regulation highlights record increases in the prestigious neighborhoods of Şişli. The unit value per square meter on Teşvikiye Street increased from 46,000 TL to 420,000 TL, showing an 803% increase. On Abide-i Hürriyet Street, a 678% increase was recorded, while Valikonağı Street saw a 403% increase.

THERE ARE PLACES WITH 5,000 TIMES INCREASE

The most striking increases in Istanbul occurred in Küçükçekmece, Beylikdüzü, and Başakşehir. The unit value per square meter on Cengiz Street increased from 4,000 TL to 60,000 TL, marking a 1,400% increase. In the Gürpınar neighborhood of Beylikdüzü, the unit value per square meter rose from 475 TL to 9,670 TL, which means an approximate increase of 1,934%. Similarly, in the Ziya Gökalp neighborhood of Başakşehir, the value increased from 1,134 TL to 65,000 TL, indicating a massive increase of 5,637%. In Maltepe, Atatürk Street saw a 642% increase, while Süreyyapaşa Street experienced a 692% increase. The unit value of 1,812 TL on Mihrabat Street in Kanlıca, Beykoz, increased to 18,000 TL, showing an 893% increase. A 934% increase was observed around the Hidiv Kasrı in the Çubuklu neighborhood.
