According to the Central Bank of the Republic of Turkey's data for February 2026, the Housing Price Index increased by 1.8% on a monthly basis and by 26.4% on an annual basis. However, it decreased by 3.9% in real terms. In the three major cities, housing prices recorded an increase on a monthly basis in February. Accordingly, the monthly increase was 2.2% in Istanbul, 1.7% in Ankara, and 1.4% in Izmir.
The Central Bank of the Republic of Turkey (CBRT) announced the Housing Price Index (HPI) data for February 2026. Accordingly, the HPI, which increased by 1.8% compared to the previous month, rose nominally by 26.4% compared to the same month of the previous year, while it decreased in real terms by 3.9%.
The Housing Price Index (HPI), calculated to track price changes of housing in Turkey adjusted for quality effects, reached a level of 215.5 in February 2026, increasing by 1.8% compared to the previous month.
The HPI, which increased by 26.4% compared to the same month of the previous year, showed a real decrease of 3.9% during the same period.
In February 2026, increases of 2.2%, 1.7%, and 1.4% were observed in Istanbul, Ankara, and Izmir, respectively, compared to the previous month. The index values increased by 28.0%, 29.7%, and 25.8% in Istanbul, Ankara, and Izmir, respectively, compared to the same month of the previous year.
When examining the annual changes in the housing price index of regions according to the Statistical Region Units Classification, the highest annual increase in February 2026 was observed in the Nevşehir, Niğde, Aksaray, Kırıkkale, Kırşehir, Kayseri, Sivas, Yozgat region at 31.0%, while the lowest annual increase was observed in the Hatay, Kahramanmaraş, Osmaniye region at 19.7%.
NEW TENANT RENT INDEX INCREASED BY 34.2% ANNUALLY
The New Tenant Rent Index (NTRI), which increased by 1.6% compared to the previous month in February 2026, rose nominally by 34.2% and in real terms by 2.0% compared to the same month of the previous year.
The NTRI showed increases of 2.4%, 1.8%, and 0.7% in Istanbul, Ankara, and Izmir, respectively, compared to the previous month. The index values increased by 41.0%, 36.1%, and 34.1% in Istanbul, Ankara, and Izmir, respectively, compared to the same month of the previous year.
When examining the annual changes in the new tenant rent index of regions according to the Statistical Region Units Classification, the highest annual increase in February 2026 was observed in the Istanbul region at 41.0%, while the lowest annual increase was observed in the Hatay, Kahramanmaraş, Osmaniye region at 20.0%.
