Ibrahim Aydın, the President of the Ankara Chamber of Construction Craftsmen, stated that in recent years, "1+1" and "2+1" housing units have been preferred in Turkey. Aydın expressed that he anticipates this demand will continue in the coming years, saying, "The high demand for these types of housing positively impacts the sector in terms of production and workforce."

The number of housing sales in Turkey decreased by 0.5% in October compared to the same month last year, reaching 164,306. However, in the first 10 months of this year, housing sales increased by 16.2% compared to the same period last year, totaling 1,293,033. Istanbul was the province with the highest number of housing sales in October, with 26,305, followed by Ankara with 14,681 and Izmir with 8,678.

Recently, the demand for smaller housing units has been on the rise.

LOW AND MIDDLE-INCOME CITIZENS PREFER SMALL APARTMENTS

İbrahim Aydın, President of the Ankara Construction Craftsmen's Chamber, stated that one of the reasons for the activity in housing sales is the shift of investors towards real estate following the end of the Currency Protected Deposit (KKM) system.

Aydın noted that low and middle-income citizens particularly prefer "1+1" and "2+1" apartments, saying, "The high square meter and price of 3+1 and 4+1 apartments are directing citizens towards smaller and more affordable housing. We see that the demand for 1+1 apartments is higher, especially in cities like Istanbul, Ankara, Izmir, and Antalya. We anticipate that this demand will continue next year, and the high demand for such housing positively impacts production and labor in the sector." he stated.

"50% OF CONSTRUCTION COSTS COME FROM LAND"

Aydın emphasized that the most significant cost in the construction sector is land, stating, "In our country, 50% of construction costs come from land, and this cost needs to be reduced. We find it important for relevant institutions and municipalities to produce land for contractors and prepare the infrastructure. Additionally, we need a regulation regarding the high fees." he expressed.

Aydın reported that while housing projects continue in Turkey, efforts are ongoing to rebuild the region affected by the Kahramanmaraş-centered earthquakes, and they support social housing projects, noting that these efforts bring dynamism to the sector.

"THE INCREASE IN RENT HAS SLOWED DOWN"

Aydın pointed out that the increase in housing rents has also slowed down, stating, "One of the reasons for this is the beginning of the demand for the construction of 500,000 social housing units. This situation will be felt more in the coming days. I believe that social housing will benefit the country and the nation." he evaluated.

Aydın expressed that there is a need to produce 1 million housing units each year in Turkey, emphasizing that this need should be met through cooperation between the state and the private sector.
