According to 2026 data, the province with the cheapest rents is Kilis, with an average of 10,000 TL, while the most expensive province is Muğla, with 33,600 TL. Metropolitan cities and tourist areas maintained high rent levels.

The activity in the housing market has once again made rental apartment prices one of the hottest topics on the agenda. The latest data revealed significant rental price differences between major cities and many provinces in Anatolia. Prices were calculated based on the averages across the provinces.

THE CHEAPEST RENTS ARE IN KILIS AND AKSARAY

According to the data, the province with the cheapest rents in 2026 was Kilis. The average rent in Kilis was recorded at 10,000 TL. Aksaray followed with 10,300 TL. The average rent in Kars was determined to be 12,450 TL, in Şırnak 12,500 TL, and in Muş 12,550 TL.

In Yozgat and Sivas, average rents were around 12,700 TL, while in Bayburt it was 12,800 TL, in Burdur 12,850 TL, and in Kütahya it was measured at 13,550 TL.
