WHY WAS IT BANNED?

Ahmet Erkutoğlu, Vice President of the Anatolian Side Construction Contractors Association, explained the reason for the ban in the past to NTV, stating, "In Turkey, homes are generally inhabited by families, and these types of apartments create discomfort in apartment living." For this reason, the construction of 1+0 apartments was completely halted in 2017.

WHAT DOES THE NEW REGULATION BRING?

Erkutoğlu emphasized that the decision should not be misinterpreted, stating, "The new regulation says that a sleeping niche with a minimum narrow side of 2.5 meters and an area of at least 9 square meters can be built. This actually means a format close to 1+1. A wall for the bedroom is not required; the sleeping area can be integrated openly into the living room. Additionally, the living room area can be increased from 12 square meters to 21 square meters," he said.

IMPACT ON RENTALS

Pointing out the rising rental prices, especially in large cities, Erkutoğlu emphasized that the ability to rebuild 1+0 apartments could increase housing supply and slow down the rise in rents. He stated that these types of apartments offer an economical and practical solution for students, single workers, and those in need of short-term housing.

With the lifting of the ban, it is anticipated that small-sized housing projects will come back to the agenda in city centers where land costs are high. Contractors indicate that studio apartments designed with the new standards will become attractive for both investors and users.
