Emlak Konut GYO is launching a new financing model that facilitates home ownership for citizens. In the "New Home Model" implemented by Emlak Konut, a system is being offered for the first time in Turkey under public assurance, in collaboration with Emlak Katılım, allowing those who want to buy a home to do so without interest, down payment, or interim payments. With this model, citizens will not have to wait for the delivery period.

In the 'New Home Model', a system is offered under public guarantee that is interest-free, without down payment, and without interim payments. Unlike other savings financing systems, this model provides the opportunity to directly own a home from Emlak Konut projects without a lottery, waiting in line, or periodic delivery times. The term can extend up to 60 months.
HOW DOES THE SYSTEM WORK?
Citizens choose the house they want to buy. The payment plan is created without interest, down payment, or interim payments. An interest-free borrowing option is provided for half of the housing price without a down payment. The remaining amount is covered by interest-free financing support from Emlak Katılım. This means the buyer pays half of the housing price to Emlak Konut in installments of up to 60 months, and the remaining half in equal installments to Emlak Katılım Savings Financing Company for up to 30 months. Payments are completely structured over the principal amount.
WHICH PROJECTS ARE VALID?
The New Home Model is being implemented in 23 projects of Emlak Konut located in Istanbul, Antalya, Izmir, and Balıkesir.
The projects are as follows: Yenişehir Evleri Arnavutköy, Yeni Fikirtepe (immediate delivery), Komşu Finans Evleri (immediate delivery), Göktürk Kemer Evleri, Balıkesir Emlak Konutları (immediate delivery), Kuzey Adalar, Park Yaşam Antalya, Allsancak, Ataşehir 173, Başakşehir Avrasya Konutları Cadde, Batı Yakası, Evora İzmir, Gölyaka İstanbul, Hayat Flora, Majör Gölyaka, Meydan Başakşehir, Nezihpark Bahçekent, Park Yaşam Çınarköy, Senfoni Etiler, Tual Gölyaka, Vadi Panorama Evleri, and Tual Asya.
WHERE TO APPLY?

A 7% PARTICIPATION FEE WILL BE COLLECTED
Within the scope of the model, a participation fee of 7% is charged for the 50% portion of the financing support to be used through Emlak Katılım Savings Financing. This fee can be paid in cash or in 6 installments on a credit card. The financing company does not charge any additional payment or application fee other than the organization fee.
NO INCOME CONDITION, ANYONE OVER 18 CAN APPLY
Anyone over the age of 18 can apply for the New Home Model without the requirement of a credit score, income document, or guarantor.
IMMEDIATE DELIVERY
Unlike other savings financing systems, the New Home Model offers the opportunity to become a homeowner directly from Emlak Konut projects without a delivery time. The lottery, waiting in line, or periodic delivery practices found in many savings financing models are not present in this model.
TWO PUBLIC INSTITUTIONS WILL MANAGE THE ENTIRE PROCESS
The New Home Model is being implemented in collaboration with Emlak Konut GYO, a subsidiary of TOKİ under the Ministry of Environment, Urbanization, and Climate Change, and the public capital participation bank Emlak Katılım. The model is offered with Emlak Konut's deep experience in housing production and the public banking assurance of Emlak Katılım.
HERE IS A SAMPLE PAYMENT PLAN
For an apartment worth 6 million lira within the scope of the New Home Model;
- FIRST 30 MONTHS: A total monthly payment of 150,000 lira to Emlak Konut and the savings financing company.
- LAST 30 MONTHS: A monthly payment of only 50,000 TL to Emlak Konut.
