It will no longer be sufficient to have a contract with a real estate office; the property owner will need to grant advertisement authority to the relevant real estate business through e-Government.

RESTRICTION ON INDIVIDUAL LISTINGS

The requirement for authority verification will apply to advertisements provided through real estate offices. In individual listings, no real estate office authority will be required, but the advertisement can only be provided by the property owner, their spouse, or first and second-degree relatives. The system will not allow applications from individuals outside of these categories. It will be mandatory to enter the identification number of the property in the advertisement platform. Ownership and kinship checks will be automatically conducted by the system.

REAL VALUE WILL BE MONITORED

Experts state that the system will contribute to monitoring not only fake advertisements but also manipulative price increases and low value declarations in the title deed. It is reported that the EAVS works in integration with Land Registry and Cadastre data, and each property has a unique identification number. This way, the advertised price can be compared with the value declared in the title deed.

AUTHORITY DURATION OF AT LEAST 3 MONTHS

The property owner will enter the EAVS authority processing section through e-Government, select the real estate subject to sale, and define the authority document number of the real estate consultant in the system. The authority duration will be at least three months. The duration can be extended, but in case of cancellation, new advertisement entries or renewals of expired advertisements will not be allowed. Authorities emphasize that the granted authority is solely for publishing advertisements and cannot be used for title deed transactions.

While experts say that the regulation will play a critical role in combating fake advertisements, unauthorized portfolio entries, and advertisement pollution, it has been reported that sanctions, including the cancellation of the authority document, may apply in case of false declarations regarding the type of ownership, and administrative fines can reach up to 684,214 TL.
