Especially in cases where the rent is deposited into an account belonging to someone other than the landlord, this payment does not terminate the debt obligation. PRECEDENT-SETTING EVICTION DECISION FROM THE COURT
In a ruling by the İzmir Regional Court of Appeals, it was determined that the tenant had deposited the rent payments into the account of the landlord's spouse, but there was no written authorization for this person. The court ruled that these payments were legally invalid, emphasizing that the rent debt continues. For this reason, the tenant was ordered to be evicted.

The decision was not limited to eviction. Due to the tenant's objection to the debt being found unjustified, it was also ruled that they must pay execution denial compensation. Thus, the tenant faced not only the rent debt but also the obligation of interest and additional compensation.
LAWYERS WARN: WRITTEN AUTHORIZATION IS ESSENTIAL
According to a report on NTV, lawyers emphasize that to prevent similar grievances for tenants, the person to whom the payment will be made must be specified in the rental agreement or there must be a written authorization document. Otherwise, even if the rent is regularly paid, these payments can be legally considered "not made," and the eviction process can become inevitable.
